Hahaha!Nice one Satv.You managed to create an argument composed completely of nonsense in an attempt to escape fallacies.Sorry to tell you but gibberish is not only worse than fallacious logic, it's actually very hard to use as a debate tool because even people who agree with you can't understand what the hell you're yammering on about.

They are crude debate tools that only work on people who have poor logic skills.Also, while you're at it, try looking at all of the arguments about Vancouver RE that YOU believe to be true. How many of them are fallacious? I've personally never seen an argument from the bear side that contained anything but fallacious statements.

keep in mind Vancouver homeowners these days are spending an average of 73% of their incomes on mortgages and maintenance.Well of course they're not. Nothing could be more obvious, as nobody could spend so much on their house and have enough money left over to live on. Nor could they qualify for a loan in the first place (bar liar loans or something similar).That figure is the % of median income required to buy the median house, TODAY. But of course the vast majority of homeowners bought either their current or previous house when prices were 1/2 or less what they are today. As to just who is driving prices at the margin, well who knows.

PatriotzI know "no more land" is almost part of a holly trinity. Everybody wants to live hear, rich foreign investors drive up the price and they don't make any more land.I think in Vancouver's case the availability of developable land has been a factor towards increased speculation in the condo market.Although supply and demand are rumored to be factors in market value, it's different here.

How many Cities have had so much land available for development?…The hole between Railtown and Wall St. this could be enough fuel for the market to keep things going for a while.Um Jade, the bull argument is supposed to be that RE is going to keep going up because we're running out of land.New construction is not positive for prices, it's negative.The future availability of land (unused or to be densified) is a bear argument.

Clarke:YOu have to take into account what's happening in the States. Next weekend will be a big indicator of how things are down there. Vancouver won't tip over and die over night. It'll be a while before people wake up, and a while longer before they realize how fucked they are. I figure either this weekend's a wake up call, or we're in it for another year.

Scullboy,I was convinced last August was the tipping point, and then maybe this June. I do seem to see more and more inventory, but things are not crashing yet, and I do not trust my gut anymore on this. It has more legs than any caterpillar, that's for sure.

Regarding the Economic Development report, it is a sobering read. But given the fact that everyone wants to live here, we have the olympics, and we are running out of land, who needs to worry about pesky things like a tax base….
