Saving you the HST or just scared to build?

I understand this is only a small subset of a small market and I am not saying this is the case for all of Vancouver

One of the area’s I have been watching for a while is the Capilano Highlands area of North Van. While I have seen price reductions (7 of the 18 current listing have dropped prices since July with an average drop of 3.5%), what is most interesting to me is the 3 listings that are not built but are only at the planning stage:

  2. v855926
  3. v854980

Are these builders trying to save you the HST or afraid to build these homes on the teardown properties they bought for fear of a degrading market, or am I just reading too much into this?

I recall the same euphoria in the 1980's which "coincidentally" was concurrent with RE prices.

The collapse was very precipitous.

It's all a belief system from the most sophisticated to the bumpkins…not disagreeing with your points, but the smart money is in and hovering…that only leaves the suckers.

Sorry, but I think all GOLD is fool's gold…it is bubbled higher by even greater fool's than those that pump RE.

Gold really only has a few practical uses, including keeping Jewish wives happy…that's about it.

Gold as an investment has a big rug with lots of handles underneath it ready to get pulled in a heartbeat.

Actually, the times your cited refer to immigration waves, not ongoing immigration policy quotas per say. They lasted a few short years (eg. 1910-12, 1957, etc).

Apart from Asians (Chinese exclusion act,etc) Canada had no quotas for immigration AT ALL until the 1930s. It was completely open.

And if you think Canada didn't have any explicit policies to promote immigration back then, you don't know much history.

Re food, I would urge people to STOCK up on such commodities that can be stored for a while ie root vegetables because the local farmers of such things as potatoes, cabbage, cauliflower etc are in dire straits, seeking assistance form the Gov't.

Normally this time of year we start importing more food, but I don't know what the fall harvest failure here will do to prices.

I propose we try to narrow that HST gap. Design a "new condo smell" fragrance and spray it around the city's new condos. That should be worth a few % premium. I don't know what that smell would be; being bearish, all my proposed smells wouldn't pass muster.

From the 1970s on, the "flood gates" as "deep roots" says were actually opened because the absolute numbers that constituted "waves" before became the yearly norm.

But it was a good attempt at revisionist history.
