Help Wanted: Okanagan Real Estate Math Expert

This is a follow up to an earlier posting about discrepencies in dollar sales figures released by the Okanagan Mainline Real Estate Board.

I’ve taken another look at the OMREB statistics, and have come across yet another anomaly. Their own numbers for the inventory of unsold single-family residential listings do not agree with one another. If you get the inventory from their monthly statistics releases, the number is different from their monthly statistics graph releases.

The numbers match up until July of this year, and then they diverge, with the monthly statistics numbers being reported as 5% to 8% lower than those in the statistics graphs reports. It sure looks like they were trying to make the inventory increase this summer appear less bad than it really was. You’ll notice that they did not include a number for December’s inventory in the just-released statistics graph report. (typical sloppiness!)

I have emailed OMREB previously regarding other discrepancies, and received a less than forthright answer. I’ve basically written them off as incompetent at best. I also have another graph showing the same problem in the Central Okanagan, if you’re interested.

No, of course not. They are crass idiots. Just as long as we are all agreed that they suck because they have stupid reprehensible values, and not because they are failing to adapt to "our" values. Lots of people move to a place and, by bringing their culture and values with them, improve it. These guys didn't. Values are good or bad depending on the extent to which they create happiness or suffering, not depending on who they belong to.

We then vote these values into law and so on. But at no point does one person’s values carry more weight just because they, or their family has lived here longer than another person. I don't care if you've been here five minutes or five hundred years. I agree with you that we all have the same rights. Our values are shaped by every person in Canada, and they all count equally. That, in fact, is my point. Canada is 3 or 4 years behind the US because our gov't was busy stoking our market just as theirs began to fall. The "Canadian miracle" is nothing of the sort. David Rosenberg is on record that there is a housing bubble in Canada.

It will be the collapse of the housing bubble that will cause the weakness in the economy, not the economy that will cause a housing collapse.

The S&P 500 was making new highs and all economic indicators in the US were great as the US housing market started to tank in 2006. Same thing happened in Japan. Same thing will happen here.

Another interview on CBC-a (Chinese) professor of philosophy at Douglas College. He did agree that perhaps there are certain beliefs surrounding death in China, but said we must not cater to those who hold these beliefs, but consider the greater good of society. How is it that in Surrey just across from New West/Richmond you can get a nice house near the Fraser on 1.3 acres for $799K? Only 15-20 minutes to Vancouver.

1.3 acres is like 15 standard East Van lots and yet, just 1 standard East Van lot with 1 really shitty house on it would cost about the same $799K.

Vancouver is such an unbelievable rip-off. Is this price a typo or are all the Vancouver prices typos?

I’m pleasantly surprised the fumbling amateurish local media is even reporting this story.

They have spent decades, under the tutelage of their marketing departments, to build up the image of the illusive savvy and sophisticated foreign investors and now we see the of crudeness.

Before I get judged as a conspiracy theorist let me say I followed the Real Estate Bubble around the world, and particularly in the USA at the height of the mania, the MSM did allow open debates.

Not in Canada, and certainly not in The Best Place On Earth was the bubble voice ever given a chance, even the well connected Garth Turner was cast as a tin foil candidate fit to be tied.
