I remember someone mentioned a deal similar to this in Kitimat before (maybe it was you) and I meant to ask: how was it you were able to put only 5% down on an investment property? I thought CMHC rules were changed to require higher downpayments on non-owner occupied dwellings, so I’m genuinely curious how you managed this. (Or perhaps I’m just mistaken.)

In any case, that looks like a decent deal when compared to some other places. I hope it continues to do well for you.

What is the one single profession that you WOULD THINK one would need some sort of basic arithmetic & accounting skills considering they hare handling the “biggest financial decisions” of some peoples lives?

Ugh. You swilled far TOO much Kool-aid, I’m afraid…

It’s a dumpy street in a dumpy town.

FYI Sunset Blvd starts in Hollywood and ends in Pacific Palisades and the western stretch is anything but dumpy.

It also runs through 3 different cities – LA (both start and finish), West Hollywood, and Beverly Hills.

It is dumpy (even Western stretches), I’m there every year. This is from ACTUAL EXPERIENCE. NOT GOOGLE STREETVIEW!

Mulholland Drive is much nicer. Kind of like the drive up to Cypress.

However, combination of beauty and safety ==> Vancouver can’t be beat in the summer.

Now a serious question:

Do any sane individuals here think buying a recently built detached home with a big backyard and laneway access is good idea? Vancouver has laneway housing now and I think it will be coming to Surrey soon (5 years?).

I was thinking of getting one as when laneway housing comes, the property will be worth another $200K higher.

Maybe if there’s a laneway on it.

Laneways accentuate the reality of Vancouver RS-zoned lots: in order to own “detached” housing, people are actually buying multiplexes and resolving themselves to be amateur landlords. And at current valuations it looks like they aren’t making much money doing it even assuming their time is free; it’s a necessary cost to own an RS-zoned lot.

I am 30 years old with 70k in the bank. I could not buy ten years ago because I was 20. I wish I could have then it would have been a good investment.
I now pay 1550 to rent a very nice 3bed house worth about 900k at todays prices.

I too was thinking that Tyler. However, what I hear in the South Asian community here in Surrey is they want 3 story homes as is but they want entire rooftops to be flat so it can function as a patio. Like back home in India.

My advice is buy a home at a high elevation. When city council passes these bylaws, it would be good investment. More and more Indians want this.

I bought in dec. 04, sold in 2010. Price for homes over a mill are coming down like the flu now, I got out at peak, if I hung on to It, I would feel like a total idiot.

roofs are pitched on the West coast because of water run off, how is this smart to have an entire rooftop flat? you’ll eventually have more maintenance. Although i can understand a patio roof because you’ve constructed the house to include virtually the entire lot size. What’s really going on here?
