I only have a couple of things to say about Chinese people in Vancouver. First, some are rich and some are poor. I’m assuming the rich lie ,cheat and jerk of the city (literally). I say this because almost all buildings in Vancouver will contain some sort of rub and tug establishment with Chinese sex slaves. This completely disgusts me that our Canadian government sees them as real businessmen. A few things irritate me about some Chinese.

There is definitely is a big change in the media reporting on RE. In the past high housing prices were reported as a good thing. Now more often than not it is reported as a crisis. I think the big change is the move up buyer being pissed now. In the past the move up buyer was happy they made so much money when selling (ignoring they were paying more for the move up). That was coupled with lower mortgage rates when renewing. Now mortgage rates have been low for a while so there is no bonus on renewal and it is insane to even try to move up. I think there is truth to this as well, if you look at Paul’s daily numbers before the interest rate cuts, sales were at around 100 sales per day, but after a few months after the interest rate cuts, we started seeing 200-300+ house sales daily. I think one thing leads to another and everyone becomes afraid of not being able to buy and piles on, and more people pile on. I’m looking at 300+ sales a day, really how much longer can this last.

I know HAM impacts the higher end market and there’s probably some trickle down impact on the lower prices, but I’m sure HAM isn’t bidding in Langley. Homes in Langley currently get sold in a week, with 10+ offers.

Really? I think the price would be determined by how much the buyer who sold his Vancouver house to the foreigner pays because he is the one who actually buys the house! And he has a higher purchasing power than the the other locals.

Example the locals all bid between 750K and 800K for the Langley house. The Vancouver seller bids 900K & wins the bidding war. Who just set the price?

You can also tell me how locals are setting the house prices in West Van when no locals can buy there anymore.

It’s basic econ 101 – I’m not making this up. The local won’t bid $900k if his competition can only afford $800k. He will bid $810k and win.. and keep the 90k diff. The marginal buyer is determining how much the guy with the cash will end up having to pay.

If the marginal buyer can only pay $500k then the guy with the cash will bid $510k and win, and pocket even more. Again, the marginal buyer is driving the price.

The fact that the value of money is worth half of what it was 15 years ago is what is setting the price in West Van, in Metro as a whole, and in Canada, where home prices have doubled to tripled in all Major cities in the last decade or so.

With sealed private bids the guy with the deepest pockets who bids the highest sets the price. true stories from my realtor friend: 1)Langley house listed at 749K. 6 bids. 5 local bids from 735 to 815. Vancouver house seller bids not 820. Not 825 but 975! because he doesn’t know what the next highest bid was. 2) A Poco house went for 400K over ask bought by HAM. Next lowest bid by a local was 200K over ask. It’s not a textbook argument – it’s how prices are set in markets. That is what is going on.

A sample of 3 out of 45k homes sold every year is a pretty small sample. I have a sample of a dozen locals I know who bought crappy homes for crazy prices and outrageous debt. But I wouldn’t use a sample of a dozen as an argument because I don’t confuse anecdote with data.

My point is that everyone is buying homes for outrageous prices. It’s not that it’s trick down… or trickle up. It’s everyone. The value of money has decreased relative to assets so everyone has to use more money to buy an asset. The lucky ones are those who bought before 2000, before the massive money supply increase.

Has the stock of housing kept up with the population? The stats say it has.. Supply (of anything) is the quantity offered for sale at a given price. Demand is the quantity bidded for at a given price. If the demand grows relative to the supply, this causes prices to go up. But that’s not tightly connected with housing stock versus population.
