Sorry Oracle wrong again. The 300k includes all immigrants including Quebec, refugies, etc. Broke, pennyless refugees will make up a larger portion of that total than anytime in the past.

A lot of this number is comprised of families so in real terms there are many less family units arriving than 300,000 people who will immediately buy homes. We also lose around 2,000 people each year just to car crashes and drug overdose deaths. Add in all the other ways that people die or people that simply move away and the net population growth figure is not so high.

Also detached listings are only 10% below 10yr average.

By the numbers – 2,600 rent vs 920,000 on BC Assessment. Guess 5% vacancy rate (hence the bonus), $600 a month in expenses (Tax and insurance – I’m being generous here) gives a Cap rate of 2.4%.

So either you borrow the money at 2.something % and have no return, or you put a big down payment in and have nearly no return. Sure hope the value of that property doesn’t go down.

Immigration does not need to impact RE if the mix is right. You could get lots of people in without the money to buy especially in the first few years. Rents would have to rise a very long way before they started to impact prices.

Yes I agree, but I think the greater impact would be from local buyers who will be less willing to pay high prices if they see immigration numbers held back. Just as I think the greater impact in metro Vancouver from the foreign buyers tax is on local buyers who think foreign buyers are responsible for high prices.

Not sure if this is a sign, but a listing just popped up into my range. 2 bedroom apt in the mt. pleasant area originally listed at 689k on Oct. 19, dropped to 629k on the 25th, now down to 589k. That’s a massive drop for such a short period of time. It’s a newer building so can’t believe there’s some sort of assessment coming. Just a savvy investor reading the tea leaves and getting out before the mad rush? Not sure what to make of it.

November we should start seeing some pretty big cuts for those that want out before the end of the year. Once December hits the market is dead until mid January. February will be the listing rush and the Spring will be real big price cuts. That 689K place will probably be in the $400K range by end of Spring 2017. The only thing that can stop this crash now is Oracle and the cousins buying everything up and supporting prices. If only they hadn’t put everything into a Surrey sawdust house at peak. Damn no money and no credit for Oracle and the cousins. Another failed prediction by Oracle.

Programs like these will benefits a few directors, and officers, that is my pre-conceived notions, but my office is next to a few crown corp with really high profile Politicians as directors, doing this or that public good. These offices have pretty much no traffic, hence very little business hours, but lots of employees.

You simply put property is a residents name. I know canadians can’t believe this happens but it is standard practice in places like China. It’s not Canadian law that matters, it’s your reputation in an insular community that follows its own rules.

Example:

The vast majority of immigrants are poor, low skilled, ESL. You know cab drivers, cleaners, berry pickers and nannies. After 10 years they may graduate to dump truck driver or cook. Just like you they live 30 to 40 per house. None can make enough to save for a 5% down payment in their first 10 years. Will not impact housing prices one bit. You finally posted something I agree with. I have many immigrant friends I practice language exchange with and assist them with learning English. MANY are highly educated yet performing menial jobs. My experience is most professional organizations have set the bar unreasonably high, preventing them from ‘competing’ with the establishment. A few years ago I met a man from Pakistan with a masters degree in Engineering working at a Shell gas station. They say “his qualifications don’t measure up to our standards.” His masters degree in mining engineering was from OXFORD in Great Britain!!! The professions have their doors closed to outsiders MUCH tighter than any trade union or union in general. But hey, we live in the land of “bash the worker” while the professions figuratively get away with murder.

These numbers do not represent the educational level of immigrants at the time they came to Canada. Clearly a great many of the graduates came to Canada as children or young adults and then attended university here.

Apparently the issue was due to the student showing up to gym class stoned and the teacher making him run laps as punishment.
