Trudeau should make federal housing dollars contingent on cities enacting a plan to make all housing affordable, i.e. loosening zoning restrictions. This would tie the hands of city councils against NIMBYs.

As I’ve said before there were only two reasons why I voted Federal liberal. Legalization of Marijuana and electoral reform. So far I’m 50% disappointed. It’s laughable that he says that they can’t fix the Vancouver housing issue at the federal level. Anti-speculation measures country-wide would affect Vancouver and Toronto and pretty much nowhere else. These are the two that would take care of it:

1. Make the property transfer tax extremely high if you buy and sell a property within a very short period.
2. Restrict foreign residential ownership at the federal level

If he was honest, what you would have heard Trudeau say was: if they fix housing affordability, no one will vote for them because unemployment would be very high, and everyone’s houses would lose most of their value.

Both #1 and #2 would face huge opposition from all 10 provincial governments.

RE prices were already an issue in Vcr and Toronto in 2015, when the Liberals won a historically large # of seats in each metro without promising to do anything about RE prices. Why should they change now? No other federal party is going to promise to do anything.

This tax was doomed to start with: it only took a few months for the mainland “investors” to figure out an easy way to get around the levy. The only way to control the flows is to use the system suggested by the UBC/SFU economists: have a high carrying cost (higher land taxes) for those who don’t declare income and pay taxes. And enforce, for goodness sake!

It is way more than you make it sound. There are disproportionate amounts of money involved, especially in the last few years. And some of our elected representatives (let me not spell out who, just guess) have padded their pockets quite nicely. Corruption is not just cash (although sometimes full bags were involved). Corruption is also promises of future in-kind transfers and even possible well-paying jobs (as trade representative, PR to Asian clients and the RE industry, whatever title you can make up).
How do you fight that? You kick them out as soon as start raking it in. And you make sure that over time new regulation make it harder for politicians to extract surplus. It takes time but it is feasible.

And don’t forget when we see a sale that’s effectively subject removal plus a smal delay for the sale to be recorded. If your hypothesized “January effect” were real we’d see sales in November as December, because they’d want the closing date to be as early in the New Year as possible.

It’s baffling you’d equate peak sales in May with a flood of new capital in January. But it makes more sense when realizing how much you’re trying to bend the universe to fit your opinions.

You don’t understand what the 2 year period was. That was the wait time for spouses to get unconditional PR after they are issued a visa and land in Canada. Nothing has changed as far as applying for PR in the first place, and wait times can be substantial.

On the other hand, without PR many issues of our time will be unsolvable.
For example, the extreme abuse of our immigration system by highly motivated China mainland investors using students and families as proxies to channel money. No mainstream party at any government level has shown an appetite for stopping that. Yet, there is clearly a large share of the population that disapproves (arguably a majority in Vancouver). PR would help with representing these people through the democratic process.

Work elsewhere in Canada where you get 1/ paid 2 /build a career using your degrees (starbucks don’t count) 3/ build equity

Your province has just elected an NDP/Green government that campaigned on promises to make housing affordable and they have to the power to do it on their own. They have also PO’d me and my friend Rachel over that pipeline. Don’t expect me to stand in for them if they don’t deliver – I have the whole country to worry about, not just Vancouver.

I do not think he is capable of running a country, I have not seen anything yet that has made me think this guy has an impressive intellect. Nothing.

He has to go, just leave. We need real leaders, not nepotism.

It sounds about right. Justin Trudeau stopped just short of endorsing Christy Clark in the last BC election: it is clear he would have preferred a corrupt, but friendly politician in Victoria.

Trudeau is showing is true colors. And they are not pretty.
