Zombie strata

Everybody knows that real estate is the perfect investment, but how many of you are investing in cemetery land? After all they aren’t making any more of it.

As cemeteries run out of space, cities are scrambling to find new land for burials or maximize the land they already have, while some residents are seeking cheaper plots in the suburbs. Familiar housing terms like affordability and density are beginning to have meaning in both life and death.

“We are at, or soon to be at, a crisis in cemetery space,” said Vancouver landscape architect Erik Lees, whose company, Lees & Associates, plans cemeteries across North America. “The Lower Mainland is likely the poorest-served region of all the major cities in Canada.”

Some of the same factors that have driven up the price of housing in B.C. — including geography, zoning and population — have also led to rising cemetery prices, with the remaining 400 to 500 casket spaces at Vancouver’s Mountain View Cemetery priced at $25,000.

It was a nice weekend and being a nice guy, I decided to help out and take some of recent foreign students grads working here to tour the salmon return / hatchery place. They did promise the best BBQ too. Well…turns out their BBQ means tinfoil covered pans/plates with thin strips of some meat covered in watery sauce, and some veggie skewers. When I pointed out that BBQ means slab of meat on the grill directly, they said that’s stupid! It would result in dirty grill with the burnt food, and messy oil drip pan. Using tinfoil covered plates is much better and BBQ can stay looking new. I was simply speechless…… Oh a couple guys were also blaming us for not telling them about all the big fat fish just swimming there. They are like if you told us,… Read more »

ahaha..perfect topic pre Hallowe-en

My understanding was Mountainview Cemetery was SOLD OUT years ago…what happened was many owners could not be traced and thus the plots put back up on the market.

Moi’s advice is check into other cemeteries in outlying areas , which tend to be MUCH cheaper.

Also Mausoleums are quite reasonable…interment is relatively quick, and the graves can pre- marked at the same time. Outdoor graves are more morbid, slow., subject to weather..and the manufacture of grave markers often take weeks after the funeral.

BC NDP to ban corporate, union donations from civic elections

http://www.news1130.com/2017/10/30/bc-ndp-ban-donations-civic/

In a move likely to pull hundreds of thousands of dollars worth of big developer money out of BC city halls, the provincial government has introduced legislation to ban corporate and union donations from civic elections.

Minister of Municipal Affairs and Housing Selina Robinson tabled the legislation, which would also ban money from out-of-province donors and restrict personal donations to $1,200 per political organization per year.

I bet Vision was given lots of notice to get in as many donations as possible prior for the coming election. Just like Horgan and his $10k per plate access diners in late Summer. I bet Vision donor list looks similar in the next election.

Most major developers are represented, including Amacon ($45,000); Aquilini Development ($60,000); Concord Pacific ($40,000); Holborn Holdings ($75,000); Intracorp ($15,000); Polygon ($15,000); Wall Financial ($15,000); Rize Alliance ($34,500); Wesgroup ($55,000) and Solterra ($25,000).

Re: Donations,,,

Donors often donate to all mainstream parties…so it becomes a moot point.

What the NDP are doing is trying to cut off Libs at the knees, at least at the “Big Cheque”corporate support level, and NDP will ramp up efforts to get all those smaller donations from their traditional supporters .

PS: I’m sure some scandal will break out whereby the NDP will be caught either breaking or abusing the rules they themselves authored.

New Zealand Slaps Ban on Foreign Home Buyers to Ease Market.

https://www.bloomberg.com/news/articles/2017-10-31/new-zealand-to-slap-home-buying-ban-on-foreigners-to-ease-market

‘Kiwis should not be outbid’ by foreigners, PM Ardern says.

This sounds about right. And, to all the nay sayers pointing out this cannot work: it is a start. Make it hard for millionaire migrants to deploy their wealth. They might find other places to ruin, hopefully.

YVR

“Foreign speculators will no longer be able to buy houses in New Zealand from early next year,” Prime Minister Jacinda Ardern said at press conference in Wellington Tuesday.

Looks like the NZ government can easily state their plans on housing within days of getting elected. Here in BC we have to wait almost a full year to be told the NDP will do nothing. Unless you want to live in a shipping container and qualify as homeless.

Once again, the headline gets it wrong. It’s not a ban. It justs restricts foreign buyers to new properties, as in Australia. And it hasn’t kept prices down in Australia, nor has it reduced Chinese investment in Oz RE.

If they don’t allow the loophole that Australia does – you can tear down an existing property and build a new one that can be sold to foreigners – at least that would be an improvement. We’ll see.

It must be death by a thousand cuts for millionaire migrants.
Every little helps. It seems to me these mainland Chinese investors ar3 highly motivated, so we need to make their life so difficult that they will go and bully some other country.
Their money is no t good, it removes valuable land from the market for local residents and makes life harder for the majority. A few of the locals do get rich, but the rest get screwed forever.
This must be obvious to everyone with a modicum of honesty by now.

The Manaforts Are Exactly Why People Are So Critical of Airbnb. https://www.bloomberg.com/news/articles/2017-10-31/for-manafort-questionable-airbnb-sublets-became-a-family-affair Donald Trump’s former campaign chairman operated a high-priced Airbnb in downtown Manhattan. But the Manafort property rental business, which was allegedly used to launder money, extended well beyond a single building, according to a year-old lawsuit: His daughter, Jessica Manafort, and her husband set up a company to sublet several other apartments nearby, in what appears to be the kind of black-market operation Airbnb has come under criticism for enabling. In New York City, it’s illegal to rent an apartment for less than 30 days unless the primary resident is present. The law has been largely flouted by Airbnb hosts, leading the company into a running conflict with state and local officials. I guess we now know why the NDP have been hiding the data on foreign buyers. Their lack of action on housing have given the green light to foreign buyers. Foreign purchases up over 500% under the NDP.

Foreign nationals were behind 5 percent of home purchases in Metro Vancouver in September, up from about 0.9 percent in August 2016

The NDP won’t even commit to keeping the foreign buyers tax or any other policy to cool housing FFS. Did you get dibs on a shipping container?

Foreign participation remained highest in the Vancouver suburbs of Richmond and Burnaby – at 10.8 per cent and 9.6 per cent, respectively. That is obvious. There’s a noticeable increase in locust presence in the city. Lots of the latest luxury car models strolling the streets and quite busy malls with still luxury but cheaper brands. Also noticeable is a drop in “quality” of current locusts, most of them look like recently jumped from the trees and have slight difficulties when walking the streets. Apparently the fourth tier of RE buyer is in line to score Vancouver’s trophy this time, cheaper one but still a locust worthy trophy.

So….what’s the real deal?

IMHO, developers are getting desperate YET concurrently creative for new development sites.
They will identify “weak and desperate” groups such as religious groups whose congregations are shrinking, reduced donations, and whose facilities require upgrade and maintenance funds.

This simply sets a precedence for other sites in similar dire situations. Once ONE multi story project establishes a beach head in a given neighbourhood , more are sure to follow…simply a version of “blockbusting”,

No free lunch ..developers have suckered more of the great unwashed masses.

There should be a HALT to all new constructions and rezoning in the city until we can get the housing situation under control. All the condo building frenzy is creating ever higher prices and problems. We need to stop and preserve what we have in this city before all is lost. No more rezoning, no more densifications, no more fugly condo towers. Every residential building we have should be designated as heritage building, protected from the greed of developers and speculators.
