Forget Subprime Canadian Real Estate Buyers, Investors Crashed The US Market
Middle class “investors” and home flippers caused the bubble, and collapse. Now that we know this, Canada’s real estate market might actually look a lot like the US before the crash.

Actually, in Vancouver and Toronto, it is many times worst than comparable in the US.

Better Dwelling sounds to me like a Soros sponsored prop. Dont expect Punwasi to admit the RE in Canada has a lot to do with East Indians buying hundreds of homes each, leveraging their RE mortgages to idiot nose bleed levels. And if you have a problem with it, better you see it as Controlling the Margin.

Anyway, whats Punwasi’s opinion on the Chinese pulling back their investments in Pakistan? Better you understand this in respect to prospects for Growth elsewhere, like Canada RE price growth. Maybe, maybe not. Read commentator Abrams, Punwasi really doesnt get it.

Fucking moron, I just spelled it out clearly and you still can’t help but open your retarded trap.

Turd is sickeningly fawned over by the media worldwide, while Trump has been demonized, lied about and called every name in the book by them 24/7 since he won the election.

And yet they’re only 8 points apart!

Yes, isn’t it amazing how two people are treated so differently when one has had a mostly positive approval rating since their time in office and the other mostly negative.

Perhaps Trudeau should level the playing field by calling a few war widows liars on Twitter or, better still, retweeting some far-right propaganda videos? That’s clearly the sort of leader you would respond to, hyper partisan moron.

Justin Turdeau does not have an approval rating. More like default of the old protest vote against Harper combined with the same spell his old man cast on voters till they woke up from their dream and realized it was a nightmare.

“Fake news, I guess?”

Actually yes. Remember the polls 1 day prior to the US presidential election said Trump had a 6% chance of winning versus Hillary at 94%. We only knew it was fake after the election. Unfortunately there is no way to know if approval polls are fake but we know everything else the main stream media says about Trump is fake so we can only assume the polls are as well like was proven by the election.

You’ll not be able to produce a link for that 6%, as you just made it up. You also ignore the fact that predicting an election also involves establishing who will actually go and cast their vote rather than simply voice their opinion when asked.

And “everything the mainstream media says about Trump is fake?”. What a joke you are.

election forecasters put Clinton’s chance of winning at anywhere from 70% to as high as 99%, and pegged her as the heavy favorite to win a number of states such as Pennsylvania and Wisconsin that in the end were taken by Trump.

Polling and forecasting are two different things.

Polls say what % of the electorate is going to vote for which candidate. The polls in aggregate said that Clinton was a few % ahead and they were right.

As the article you linked says, forecasters try to predict seat count or Electoral College (US) outcomes based on polls. This is also the case in Canada, where you have forecasters such as Eric Grenier trying to to predict number of seats based on poll numbers. Grenier was wrong about the last election by the way, he thought a Liberal minority was the most likely outcome. The polls on the other hand were spot on for the popular vote.

CNBC: The ABC News blunder on Friday is the latest example of an overzealous anti-Trump news media.

President Donald Trump’s attacks on the news media continue to spook journalists, First Amendment defenders and government ethics experts. His comments are scaring the media and generally are unprecedented in U.S. history. There’s only one problem: Trump’s got a point.

Wrong. Election polls are always based on likely voters. They have never been even close to that wrong before in any presidential election, ever. There was a similar turn out as previous elections so why are the polls so wrong? Fake news. The media is now making the story not reporting it.

Big difference

Gallup predicted a victory for Dewey, the Republican candidate. The predicted breakdown of the vote was 50% for Dewey, 44% for Truman, and 6% for third-party candidates Strom Thurmond and Henry Wallace. The actual results of the election turned out to be almost exactly reversed: 50% for Truman, 45% for Dewey, and 5% for third-party candidates.

That’s pretty generous compared to the Huffington/Soros Post which gave him a 1.8% chance the day before the election.

Fairly balanced and well reasoned reporting I would say.

Democrat Hillary Clinton a 98.2 percent chance of winning the presidency. Republican Donald Trump has essentially no path to an Electoral College victory.

My wife and I went to see a rental apartment today. Recently purchased by mainlanders.
The first thing the woman showing us asks is “how old is your child?” (we went without our baby to look). After that we got a really cold response on the tour. We applied but at the end she said “we have lots of applicants, so we’ll let you know” (listing has been up for months).

I feel like we were the victims of discrimination, but we just withdrew our application since we didn’t want to be bothered. Sad to try to find a place to rent in Vancouver these days.

Bad story. There must be hundreds like this. Really sorry to hear it.

Many mainlanders are only renting out recently, following the empty homes tax. Ideal tenant is childless couple never at home. They really do not give a toss about community and helping young couples. I hope the NDP hits them hard with taxes if they don’t generate local taxable income. They fully deserve to be taxed. It is a mystery why we have not done it earlier.

Good idea that could even get better. If people out there looking for accomodation and cannot find one due to either having kids, pets, being poor, not able to pay way too high rents, shortage of rentals, whatever the situation may be, would send a note to their MLA everytime they are turned down, this at least ought to send some kind of message to our so called leaders. Maybe even a site/blog (for someone that has the know how/time to set one up) where Canadians can report their difficulty in finding accomodation they can afford. That way people can get a clearer picture what is going on as we cannot rely on the media for actual reporting with exception of a few jewel journalists that are sticking their necks out. Honestly if you are young and have a young child, my advice (i should have done this myself) is to rip the band aid off – leave the lower mainland. You are young and can make a start somewhere the housing game will no be a perpetual thorn in your side. It won’t be easy but i’m sure long term it would be worth it. Your young child will thank you later. Take no comfort reading blogs like these – you could still be reading them 10 years from now while your teenager plays their music too loud in the bedroom of your latest rental.

If you are a young family i assume you don’t have lots of money. How much do prices have to crash before a home is affordable to you?

The problem is that our jobs are in Vancouver right now and we’re somewhat tied to the city. We figure housing would have to drop by about 20% before we could afford something to buy in the city. The whole reason we are renting is to try and save up that downpayment, but this is the first time we’re looking to rent with a child since our child is only 3 months old. I know some people have made negative comments and that’s unfortunate, but I try not to let it get to me. They’re not going through what I experienced with this particular landlord. The good news is that we’re seeing another place tomorrow (also a chinese landlord), but she was a lot more positive about the child situation. She actually sounded really happy about having a family. She… Read more »

I’m Chinese, wife is mainland Chinese and it is a known fact that within the Chinese community, Chinese landlords would much rather rent to other Chinese, even if it means paying in some cases much less than market rent. This is how my in laws can rent a place for dirt cheap and not get evicted. Maybe Kathy Tomlinson should do an investigation into this Chinese practice but I’m sure the liberal Trudeau rags would shut this down rather than let the truth be known that the majority of mainland Chinese are racist.

I am so sorry to hear your story. All three levels of government have contributed to a hideous situation: young families cannot afford accommodation. The last time this occurred to such a degree was during World War 2. This time, we do not have the excuse of such mitigating circumstances. On the contrary, the present plight of young families is the direct result of our governmental policies, which, while leaving the most vulnerable literally in the cold on the streets, have enriched their friends to an unimaginable degree. Shame on them.

The fact that the woman asked how old my child was. They’re not allowed to ask that question unless the building is a dedicated building for adults (e.g. 55+).

It’s no different than when you interview for a job you can’t be asked if you are married, have children, what nationality you are etc. The fact that she actually asked that question was discriminatory and also shows she was not very sophisticated.

Well when it’s the first question out of someone’s mouth and they are glaring at you when asking it it’s a little obvious where they were going with it. It wasn’t making polite conversation. I don’t have the time, energy, or money to pursue it via human rights and it would be hard to prove anyway. Shaughnessy RE collapsed in the Great Depression..many homes turned into rooming houses and nursing homes.

We saw the elites power being flexed when Arbutus corridor was tabled for Canada Line.
While I respect citizens organizing to lobby for change(or not), these elitists have run out of sympathy equity, especially when a lot of these multi- million dollar homes are sold capital gains free north of $30 milion dollars with “student”- owner occupants.

In all probability, these Elites are deeply invested in RE market..via displacement and gentrification….time to share in the pain..not just the gain.

Check out the comment by greedy boomer Charles Waggett, desperate to preserve his hard earned equity. Poor bastard was forced to watch his house price go up relentlessly for 30 years while seated the entire time.

“A ban on foreign ownership is probably illegal in terms of trade agreements and is certainly racist as it targets the Chinese. Regardless this becoming a slippery slope, an attack on home owners rights. If this keeps up you will never actually own a home, you will be merely the temporary custodian. How much government interference are you willing to tolerate in your own home? This verging on communism.”

Ah yes, he hit all the trigger words.

Bring on the wheel….it’s time for Charles to depart.

Excuses, excuses. Mr. Waggett does not care in the least about racism, trade, communism and so on. He cares only about the golden retirement that Chinese money flows will guarantee.
If racism, trade, communism and so on were on the side of lower house prices, he would say the opposite.
It took some time for people to realize it, but it is now crystal clear: Vancouver homeowners are a bunch of selfish a-holes who care only about their bottom line. If society unravels, families struggle and neighborhoods are ruined forever….tough luck. They need their money and they need it now.

The article gives a brief mention to what is the major point – power to bring in all these measures belongs to the provincial government not the city. As I’ve said I very much doubt the BC government will delegate these powers to CoV or any other city. They don’t want a patchwork quilt of policies in metro Vancouver and if they’re going to expend the political capital for these measures they’re going to want the revenue themselves.

The province needs to change the assessment act to split residential real estate into a speculative class and a non-speculative class and then the city could act on the speculators.

yes, Europe is conducting a giant social experiment that may well be the undoing of their sophisticated, liberal societies. I find it hard to understand why Europeans would want to import so many people whose values appear utterly incompatible with their own. If there’s an upside to this policy I hope someone can explain it.

“I find it hard to understand why Europeans would want to import so many people whose values appear utterly incompatible with their own.”

I almost laughed, then quickly remembered what a shithole Canada is becoming.

They don’t support it that’s why the right wing parties are gaining huge traction recently. They have had enough of Markle and her ridiculous social experiment. So rather than listening to her people she keeps at it and forcing people to go to parties they don’t want to go to. Much like here. forcing me to look at voting for the cons ( which I hate) in the next election because the Libs keep insisting on increasing immigration and lying in bed with the Chinese rather than a good solid balanced immigration approach.

Could not have written it better myself. I feel the same way about the Federal Libs.
Why are they forcing this massive increases in immigration and Chinese trade on us all? Who gains from it? Certainly not the average Canadian Joe.

Answer = “COUDENHOVE KALERGI PLAN”….

WW 1 and WW2 were nothing but the Elites baiting wars amongst Caucasian European nations to reduce populations and destroy nationalism. The end game was to create consolidated entities like EU.

Richard von Coudenhove Kalergi was a politician, in the early 20th century…. of mixed descent Japanese and Caucasian.

To achieve the aforementioned goals, he was of the “traitors from within” school of communism…wars actually lead to greater nationalism……that if Caucasian nations were flooded with Non -whites….resistance to being conquered would be bred out over time…effectively mongrels would populate nations where whites once had nations ,cultures etc.

Sound familiar ?

Our “white ” politicians, with( few exceptions) are self- hating Caucasians whose brains have been zombified into self destruction by PC and SJW that whites are responsible for all the evils of the world…and we must open the borders as repentance.

No race is perfect…but hypocrisy is rampant when one observes countries in the fold of Western Civilization are THE most desireable destinations for immigrants.

F*ck the traitors..

Good point, you really must witness conditions first hand to have any idea what’s really going on.

For all we know Syria is a safe, fun, and incredibly happy place for people to live in and a fabulous tourist destination.

Ignore the reports about Somalia as well, they’re bullshit. Go see for yourself.

I think it’s a well-known phenomenon that people tend to seek out news articles that they agree with from sources they find trustworthy. You’ve clearly not go idea what’s happening in Europe, or anywhere else outside of Merritt.

No..but the NDP, …..via removing tolls on the Port Mann bridge….. has allowed BC citizens to cross the border between India and China more cost- effectively …and thus experience the vibrator of cultures…errr cultural vibrancy.

Just a few short days after Chinese regulators gave the greenlight to petro-yuan futures trading, signaling an escalation in the war against dollar hegemony, President Trump is reportedly set to accuse China of “economic aggression” in efforts to “undermine international order” during his national security strategy speech on Monday.

Thinkpol article re CRA…

—appears no more immunity for people confessing to Tax Evasion under Voluntary Disclosure Program(VDP).
—in fiscal 2016-2017 approx 18,600 disclosures representing over $1.6 billion in previously unreported income.

Reading the article..it appears CRA will now review each VDP and determine to how sophisticated the tax evasion was as well as dollar amounts, time frames. etc

IMHO, the aim is not to have single entities like Poloz take the blame…….CRA is going hunting for $$$$ and this may have the same affect as raising interest rates. CRA is circling like sharks now…at or below the surface…people will either be more forthcoming out of fear…OR in so deep they don’t dare come forward.

Interesting how this play out.

Interesting Twitter account for Vancouver’s Illegal Short Term Rental Operators (VISTRO)

The very fact that the city of Vancouver openly admits they will not enforce their own regulations forbidding Airbnb in secondary suites and properties is a sign of the time. The city is either unable (low funded agencies)or unwilling (political convenience in keeping landlords happy) to apply the law. The crazy thing is that they passed the law just a few months ago.
Mayor Robertson and his army of overpaid bureaucrats should be ashamed. Take a pay cut and hire a few enforcers.

No need for pay cuts, just make the fines serious like Singapore.

Again, in which way haas the NPA shown to be better? The alternative is rather a more left leaning party that takes on homeowners. Sad but true.
The NPA is in the pocket of homeowners and Airbnb hosts.

House prices in Vancouver when the NPA was in power were about 1/3 of what they are now. There was less homeless people and you could drive through downtown in 5 minutes rather than the 30 minutes it takes with all the unused bike lanes now.

patriotz

They were a lot lower than that before the NPA was in power and COPE (which at the time included Vision) was running council.

See how stupid your argument is? Why not compare today’s Vancouver against cities which are now being run by the right, like Richmond.

YVR

Actually Cope was a lot better than Vision for housing in general, not being in bed with developers and actually helping homelessness people not creating homeless people.

SIDA, do you actually like the People’s Republic of China? Do you think is a good, functioning state?
I can understand you being all prickly about the Chinese as an ethnic group (probably for personal reasons). What I don’t understand is why you would defend a totalitarian regime that kills and annihilates human freedoms. Illuminate us all, if you can.

Housing prices forecast to rise in 2018: credit union

http://www.news1130.com/2017/12/17/housing-prices-rise-2018-credit-union/

“prices will go up five per cent next year.”
“Greater Vancouver specifically, Yu says prices are expected to increase by seven per cent.”

>>> Now these are some pretty large price jumps these guys are forecasting. Considering the headwinds that real estate will be facing in 2018 IDK how these guys can predict these increases with any kind of straight face…

Lost...but not Leased

Lost...but not Leased

Of course…this has nothing to do with Credit Unions perhaps increasingly being a lender of last resort and many of their mortgages UNinsured….thus one has to pump more optimism into the RE bubble…

Lost...but not Leased
Guest
Lost...but not Leased

Should also add that another ” more eyes and ears the better” are VCI posters looking for fenced off sites that have the lending institutes signs attached. See how many lower key lending institutions are appearing more and more.

These often get caught up in FOMO when the big banks show big profits via RE…but then back out when risk rises. aka more low key lenders = market is about to tank.

Not racist at all…call a spade a spade.

Our politicians are traitors and whores, catering to a defineable group(foreign locusts) incubated and hatched from a Communist system that thought nothing of murdering millions and creating an elite class of 1% whose wealth was based on corruption, fraud, exploitation of the remaining 99%.
