Kabloona pointed out this article: “dramatic drop in home sales makes B.C. an outlier among provinces”

“VANCOUVER—B.C.’s real-estate market has gone from being one of the strongest in the country to the weakest as the number of sales drops sharply in comparison to other provinces.

The B.C. Real Estate Association (BCREA) is forecasting a 21 per cent drop in sales in 2018. Meanwhile, the number of sales in July was 24 per cent lower than the previous July, according to Douglas Porter, chief economist and managing director of BMO Financial Group….

“…..Compared to the rest of the country we are noticing that it’s especially weak, which is quite a turnaround from what we’ve seen over much of the past 10 to 15 years,” Porter said. “It’s quite unusual for Vancouver to stick out.”

6485 Cedarhurst is a new build 6481 sq ft high end home. So current assessed building value not correct. Last asking price was 10mil. As recent as May 2018 it was still listed at 11mil, Manyee Lui listing. See pics on her website. It actually backs onto SW Marine, often heavy traffic.

Take a look at Bernier’s leadership platform. He does not even acknowledge that there is a problem with housing affordability in Canada. He does not propose any reduction in the role of CMHC, despite wanting to radically reduce the role of government in many other areas. He proposes eliminating the capital gains tax across the board, which would encourage RE speculators.

It’s important to show support for Bernier since it puts pressure on the conservative party to rethink their immigration policy. There are different populations of killer whales in BC. This is referring to the southern residents, which are listed as an endangered species under federal legislation. The calfs keep dying. It’s not faken nor is it a consiracy to shut down salmon fishing (although efforts to protect the whales’ food source, chinook salmon, have affected fishermen’s livlihoods and that is unfortunate). Other populations in BC are doing OK. I wonder why people need to pretend they are experts at everything.

Major correction is happening now in all categories. Some people are in denial, but data does not lie. The 90 percent two year jump will be fully reversed, since it required continuation of money laundering that has been cracked down upon by all countries involved. The sales numbers this year are very bearish. The inventory is neutral. But, prices are surprisingly holding up well when you look through the data. Other than a few markets for SFH, prices have held up. Hopefully that’s not the case going forward, but it has to be troubling for bears.

real estate is everything in Vanc and much of BC. a housing crash would immediately cast a huge shadow over many other industries that are either directly or indirectly related. developers would shelve projects due to poor market, finance co’s would batten down the hatches and the consumer would pull their horns in either as a result of the negative wealth effect or simply out of necessity. the only ones left standing would be service workers catering to whoever is still in the mood to visit our polluted beaches, breathe our toxic air and stand in agonising lines for the same overpriced flagship attractions that the whole world has been brainwashed into believing they must see before they die

I like Bernier and I lean Libertarian on many issues. But, I’m also a pragmatist and I’d rather see the Conservatives win the next election and we’re better to do that under a single tent. So, it’s hard for me to support him if he can’t support the party. It’s a mistake to split the right of centre vote IMO.

Ha! Did some 4×4 around Stave lake and Chilliwack river. Campers all seem to be locals – with boats and ATVs. You can’t believe what shit they leave behind its unbelievable. I even saw a freaking fire pit right under a tree. If locals don’t care why would visitors care?
