Kudos to Ian Young and to all the law abiding Canadian Chinese who have the guts to distance themselves and condemn these behaviours.

so this states we have 16% foreign buyers across Metro and 25% foreign buyers in in Richmond and Coquitlam. MUCH higher than the 5% or less touted on here by some of the vested interests …

As the article states, those are figures for buyers of condo pre-sales only. Pre-sales don’t get recorded as foreign sales at the time they are made because they are not a sale of a titled property. If the pre-sale has not been sold to a local and is still in the hands of the foreign buyer at closing time, the purchase is then is recorded as a foreign sale.

There is no contradiction in the statistics.

How many times do the numbers need to be presented to you Foreign Buyer deniers? A pre-sale is still a sale and if you want to continue to dodge the facts and split hairs about “titled sales” then go ahead but the numbers say otherwise. And in fact pre-sale speculation is what’s driving up the prices of condos so you should be arguing that this is actually even WORSE for the end consumer rather than minimizing it.

Who’s dodging the facts? The fact is that the number of condo pre-sales is very small compared to the total number of property sales in metro Vancouver, thus there is no reason to complain about the reported foreign % of the first not being close to the reported foreign % of the second.

Fuckwit, you’ve cherry-picked the sub-segment of the market with the highest proportion of foreign buyers and are now trying to insist that it’s somehow representative of the whole.

Once again, the stats you keep failing to understand relate to: 1. New builds only 2. Condos only 3. Richmond and Vancouver only (add Coquitlam if it makes you feel better).

It’s your interpretation of them which is the problem. You’re deliberately conflating new units with resale units. The fact that you continue to do so after this has been pointed out to you multiple times makes you a liar.

So what you say is not what the numbers say. And the gap isn’t exactly small.

Patriotz doesn’t even live here from what he/she has said here to the best of my knowlege, and who knows about where the others are located. It’s the local people who actually have to try to live here and find affordable shelter that are suffering. Foreign buyers of all types of housing should be banned. Foreign students and the like can easily rent while they are here.

The question is what do they consider money laundering. If it is just the few million of casino money pretty insignificant compared to the multi billion real estate industry. I doubt they will be looking at all that cash that gets transferred directly from China. Under Canadian law that is not illegal.

Not illegal because it is supposedly a principal residence. But if you look at the calendar they are renting it out all year.

We are a family of four, with two small children. We have a summer cabin on a lake outside of Vancouver which we go to regularly. This leaves our home empty often so we offer it here for those guests who want to stay in a family home in Vancouver’s best neighbourhood.

Someone should ask this family where their kids attend school. If they go to a school in the catchment of their ‘cabin’, then they are just a bunch of fraudster trying to make money by ignoring both spirit and letter of the law.

If ProRep is passed and NDP and Greens manage to rule together, I’m hearing that the NDP will not allow further housing policy to go through as they would vote with the Liberals on it.

If this is true, what benefit is ProRep? Libs and NDP will nix any future housing policy changes forever.

The only benefit I see is a new party comes in and takes 5% of the vote.

I am referring to interest rates. In previous years they were dropping. This past year they have been going up. Taking that into consideration a 20% reduction in sales is insignificant.

On prices they are up 15% over the past year. Let us know when we are back to the price level when the NDP took power. That is the starting point for price drops. Looks like most RE still selling for above assessed.
