As the article states, those are figures for buyers of condo pre-sales only. Pre-sales don’t get recorded as foreign sales at the time they are made because they are not a sale of a titled property. If the pre-sale has not been sold to a local and is still in the hands of the foreign buyer at closing time, the purchase is then is recorded as a foreign sale.

There is no contradiction in the statistics.

How many times do the numbers need to be presented to you Foreign Buyer deniers? A pre-sale is still a sale and if you want to continue to dodge the facts and split hairs about “titled sales” then go ahead but the numbers say otherwise. And in fact pre-sale speculation is what’s driving up the prices of condos so you should be arguing that this is actually even WORSE for the end consumer rather than minimizing it.

Who’s dodging the facts? The fact is that the number of condo pre-sales is very small compared to the total number of property sales in metro Vancouver, thus there is no reason to complain about the reported foreign % of the first not being close to the reported foreign % of the second.

Once again, the stats you keep failing to understand relate to: 1. New builds only 2. Condos only 3. Richmond and Vancouver only (add Coquitlam if it makes you feel better).

Patriotz doesn’t even live here from what he/she has said here to the best of my knowlege, and who knows about where the others are located. It’s the local people who actually have to try to live here and find affordable shelter that are suffering. Foreign buyers of all types of housing should be banned. Foreign students and the like can easily rent while they are here.

I am referring to interest rates. In previous years they were dropping. This past year they have been going up. Taking that into consideration a 20% reduction in sales is insignificant.

On prices they are up 15% over the past year. Let us know when we are back to the price level when the NDP took power. That is the starting point for price drops. Looks like most RE still selling for above assessed.
