How does this affect newly built rental units? It doesn’t. It affects existing tenants. Sounds like they are just making threats. “Give us what we want so we can rape our existing tenants or we won’t build any new ones”.

it does affect business going forward as annual rent increases are being clipped significantly while costs for insurance, utilities, maintenance and what not going through the roof. maybe it doesn’t seem like a big deal, but if say the dividend yield on one of your blue chips was cut to 2.5% down from 4.5% while account management fees, commissions etc kept ratcheting higher, you would certainly notice. and now that rent increase is tied to inflation rate, your allowable rent increase could be zero at least in theory. i am curious to see how much red tape will be required when applying for the additional rent hikes.

you do realize these increases were based on an inflation rate which is inherently flawed in the way it is calculated? you’ve got all these other retailers, businesses and so forth essentially free to do as they wish with pricing in response to market changes but housing is treated differently i guess.

Which leads us to the root problem, the ridiculous prices condo buyers are willing to pay. This inflates the prices of the inputs that go into condos, which are the same inputs that go into rentals – land, materials, labour. They don’t have the choice of paying less.

There is a lot of tenant turnover in the rental market and they can charge whatever they want when a unit becomes vacant. Plus as was pointed out by DaMann this doesn’t affect any new stock. Also I don’t see their overall costs exceeding inflation anyways and if their costs are greater than 2.5% then they should assess why that is. That extra 2% was just gravy.
i have a feeling they will also be implementing an annual cap on rent increases per address regardless if there is a change in tenancy (as sort of an extension of the fixed term vacate policy). as i said, this does affect the NEW stock too as landlord’s business plan now has to factor in the much lower rate of increases. things like borrowing costs, insurance, strata fees, utilities, maintenance etc have all increased by > rate of inflation. one can assess all they want, but it isn’t gonna change much imho. so, going forward landlords will indeed cut back on # units, probably offer units at a higher rate out of the gate and make tenants pay extra for features that were previously included
I agree with capping rental increased for existing tenants but I am not in favour of a cap per address as you suggested. Sounds a little too socialist for my liking. Having someone move in only to raise their rent by 10 or 20% after the first year is a problem that needs to be addressed. Hence this rule, but other than that they should be able to charge what they want. Take my building for instance. it’s an old shitty building in a beautiful area. Didn’t have a rent increase for 4 years. Chinese bought it at a massive inflated price. rent increases every year since. Alberta has no rent controls at all, yet during its housing bubble period (i.e. prior to the oil bust) it had negative growth in rental stock. Why? It has no controls on condo conversions either. More money could be got out of the units by selling them by collecting the market rent.
Inflated prices of condos are the problem, not rent controls. I’ll qualify that – not the rent controls we have, which get reset to market every time a new tenant moves in.
One can imagine if that approach would be implemented in Canada. Richmond and some of the most expensive areas in Vancouver would be decimated.

FSR for duplex is .7… no laneway homes allowed….
SO basically less density because you can already build .7 FSR with a legal basement suite and a laneway home. Duplex takes away the laneway home option…

How many have been sold like this? Maybe a handful to a family member. Nobody wants to buy a lane house (for what they would cost) and nobody with a SFH wants to sell a lane house to a stranger.

Standard 33 ft lot allows for about 2800 SQ ft.. so that makes 2 – 1400 sq duplex… not so super attractive to try to carve out a suite out of the 1400 sq ft…
On the other hand, SFH + laneway home + basement suite is already 3 units…

IMHO…SFH + basement suite + laneway house is the way to go.
2 duplexes with 2 suites would be the cheapest to build and get the most money. Plus you can have a double garage which you lose with a lane house. I bet 80% of new build spec houses will be duplexes going forward.

Locals could only to buy” afford” based on loose lending practices and low interest rates. That window is near closed.
Duplexes will not increase affordability unless the aforementioned is repeated.
All VISION did was set up COV SFH property owners for higher taxes..THE END.

Whats the difference between townhouse and duplex…..one less shared wall ?…though I agree strata fees existence is a consideration, but duplex will ultimately be more expensive on sq.ft. basis.
