Fed raises rates for 3rd time this year with 1 more expected

The Fed lifted its short-term rate — a benchmark for many consumer and business loans — by a modest quarter-point to a range of 2 percent to 2.25 percent. It was its eighth hike since late 2015. The central bank also stuck with a previous forecast for three more rate hikes in 2019.

NDP Rule of Thumb:

Anything NDP does usually backfires.

YVR

Yup complete tools. The NDP announces a rent increase of 4.5%, then blames the previous government after already completing their own review in sep 2017 and finally flip flops after a second review which took a year. Incompetence. The fall out will be massive. Watch the purpose built rentals get canceled. There is a reason the NDP are 5 time losers.

Horgan expected to limit maximum allowable rent hikes to rate of inflation

https://www.citynews1130.com/2018/09/26/horgan-rent-hikes/

“Claiming such a move stifles the much-needed rental housing supply, Aly Jiwan, CEO of Redbrick Properties, says his company won’t be building hundreds of rental units in the region.”

butt-hurt condo builder takes his ball and goes home after the allowable rental increase is lowered to 2.5%
First of all I don’t believe his claim of building “100s of new rental units over the next 12-24 months” and anyways he can’t be a very good businessman if he can’t work around this.

Dave
Member

He has a very valid point. If you cap rental hike growth, you affect supply. There is no getting around that in economics. Cry all you want about how we got here, but that doesn’t solve anything moving forward.

We should tell people to charge whatever the hell they can get as long as you build it. That’s how you get new supply. The more rules and obstacles you create the less get built.

Trust me on this.

patriotz
Member

“We should tell people to charge whatever the hell they can get as long as you build it. That’s how you get new supply.”

Alberta has no rent controls at all, yet during its housing bubble period (i.e. prior to the oil bust) it had negative growth in rental stock. Why? It has no controls on condo conversions either. More money could be got out of the units by selling them by collecting the market rent.

Inflated prices of condos are the problem, not rent controls. I’ll qualify that – not the rent controls we have, which get reset to market every time a new tenant moves in.

DaMann
Member
DaMann

How does this affect newly built rental units? It doesn’t. It affects existing tenants. Sounds like they are just making threats. “Give us what we want so we can rape our existing tenants or we won’t build any new ones”.
They can charge what ever rents they want when renting out their new stock

bullwhip29
Guest
bullwhip29

it does affect business going forward as annual rent increases are being clipped significantly while costs for insurance, utilities, maintenance and what not going through the roof. maybe it doesn’t seem like a big deal, but if say the dividend yield on one of your blue chips was cut to 2.5% down from 4.5% while account management fees, commissions etc kept ratcheting higher, you would certainly notice. and now that rent increase is tied to inflation rate, your allowable rent increase could be zero at least in theory. i am curious to see how much red tape will be required when applying for the additional rent hikes.

Ralph
Guest
Ralph

There is a lot of tenant turnover in the rental market and they can charge whatever they want when a unit becomes vacant. Plus as was pointed out by DaMann this doesn’t affect any new stock. Also I don’t see their overall costs exceeding inflation anyways and if their costs are greater than 2.5% then they should assess why that is. That extra 2% was just gravy.

bullwhip29
Guest
bullwhip29

i have a feeling they will also be implementing an annual cap on rent increases per address regardless if there is a change in tenancy (as sort of an extension of the fixed term vacate policy). as i said, this does affect the NEW stock too as landlord’s business plan now has to factor in the much lower rate of increases. things like borrowing costs, insurance, strata fees, utilities, maintenance etc have all increased by > rate of inflation. one can assess all they want, but it isn’t gonna change much imho. so, going forward landlords will indeed cut back on # units, probably offer units at a higher rate out of the gate and make tenants pay extra for features that were previously included

DaMann

I agree with capping rental increased for existing tenants but I am not in favour of a cap per address as you suggested. Sounds a little too socialist for my liking. Having someone move in only to raise their rent by 10 or 20% after the first year is a problem that needs to be addressed. Hence this rule, but other than that they should be able to charge what they want. Take my building for instance. it’s an old shitty building in a beautiful area. Didn’t have a rent increase for 4 years. Chinese bought it at a massive inflated price. rent increases every year since. But here is the kicker, the new rents they are trying to charge for new tenants are WAY overpriced. They are trying to charge rental rates of new nice condos, these places don’t… Read more »

The other option of course is to stop paying massively overinflated prices for their initial investment.

I’m not saying stifle the market but let’s not forget 4.5% is on top of the 4% last year on top of the 4% the year before. It’s too much. It’s one thing to force people out of the city who want to buy, what’s next? Force out all the renters too? Who’s going to serve you your coffee?

patriotz
Member

“The other option of course is to stop paying massively overinflated prices for their initial investment.”

Which leads us to the root problem, the ridiculous prices condo buyers are willing to pay. This inflates the prices of the inputs that go into condos, which are the same inputs that go into rentals – land, materials, labour. They don’t have the choice of paying less.

Why is nobody looking into this? This should be a top priority to get things in order and clean up the shit. “The problem is there is large-scale immigration of relatively wealthy people to Canada who are not contributing significantly, if at all, to the Canadian tax base,” says Lesperance. “They have bid up the local housing market in Vancouver and Toronto. In addition, they are receiving the benefits of Canadian permanent residence, such as cheap and excellent schooling, free medical care and security.” Unfortunately, Lesperance says, Canada is not obtaining its full measure of property or income taxes from these newcomers. There is both a real and perceived lack of enforcement of Canada’s tax laws. “Theoretically, each of these wealthy immigrants should be paying Canadian tax on their worldwide income and capital gains. That doesn’t not sound like flip flopping to me.

Well if your faves were in power there wouldn’t be any rent control at all. According to Sam Sullivan – that’s the guy the NPA wouldn’t renominate for mayor, but that didn’t disqualify him from becoming BC Liberal housing critic – “imposing rent controls actually harms renters.”

Andrew Wilkinson’s BC Liberals would remove limits to rent increases across the province

Wrong about what? A duplex zoned lot is worth more than a SFH lot even with the same FSR. That is a fact. This spread will increase once they add FSR to duplexes to encourage density. Half of Vancouver SFH are being held in speculation of some future zoning change. Over the years it has come slowly. First it was basement suites, then lane houses, now duplexes, next higher FSR for duplexes which will create more of a 4 plex is next. Every person running for council or mayor is touting higher density. It’s coming.

‘I didn’t come here to live this kind of life’: Skilled immigrants on desperate hunt for jobs in Quebec’
https://www.cbc.ca/news/canada/montreal/quebec-immigration-skilled-workers-election-1.4833739

After the next recession you can expect a net migration out of Canada. The Canadian government is opening the flood gates to try and extract as much tax money from immigrants as possible. At the same time Canada’s economy is mostly stagnant and average Canadians would secretly rather hire a naturalized citizen than an immigrant (especially in Quebec). The propaganda from the Canadian government about inclusivity, prosperity, and being a great country to immigrate to is a total farce, and will be revealed as one to the rest of the world soon.

I replied with Stats Can which has all the data. Do you want me to cut and paste every line for you? In case you are wondering anyone considered at the poverty level or chronic low income is a massive drain on the tax base. Seniors especially who use massive amounts of social programs like medical can care homes. With senior immigrants who mostly paid little in Canadian taxes in their life time they are 15 fold higher chronic low income compared to non immigrants. That proves what a massive failure our system is. Mean while many are actually millionaires.

MY Statscan numbers, however, which ARE directly relevant to your claim show that although the overall average income of an immigrant is lower than a non-immigrant they’re nowhere near the level which would make them a net drain. And in fact they show that even new arrivals from Europe and the USA earn more than native Canadians. So a clear counter-example to your broad, ignorant claim.

One used to observe a lot of Alberta license plates in the past..stay tuned !

Calgary real estate definitely seems to be dying a slow, painful death. Flat and/or down for about 4 years. Big jump in listings in 2018 as well. Further marginal seller desperation seems inevitable. http://www.chpc.biz/calgary-housing.html

Lots of Albertans have come over to BC since the oil crash, mainly to get into construction and other trades.

Like cockroaches feeding off the hot Vancouver real estate market; when real estate crashes there will be nowhere left to run. I think moving to the maritimes was the last option up until a few years ago, now they’re expensive just like everywhere else in this god-forsaken country.

Watch for Fridays close on the 10 year US bond yield.

If it’s at or above 3.16 then interest rates are off to the races.

Ross Kay had a recent interview re RE Foreclosure….

Other than builders overleveraging and haircuts..unlike USA……you will almost never see Foreclosures in Canada…banks apparently are not allowed to be seen on title….the system works in a less transparent fashion to benefit the stakeholders aka the general public will never see it.

Racist letter sent to Coquitlam realtor

https://www.citynews1130.com/2018/09/25/racist-letter-coquitlam-realtor/

if my memory serves me, this also happened a few months ago. My questions is why is this realtor sharing this on social media (for publicity maybe) or is this even fake? Even if it was real, who cares, and maybe the sentiments in the letter should be paid attention to.

Why didn’t this retard capitalize “Winnie Wu”? Seems fake.

If it was real, it most certainly is racist because they clearly attacked the entire race, as well as appearance and language – all things that people have no control over.

What the commie mainland trash do have control over is their toxic culture of lying, cheating, stealing, exploiting and pillaging.

THAT’S what you attack them for, and it’s perfectly legitimate.

Hi VCIers!

Is there one single person here who thinks that the guy who wants to shut down this blog is not a race baiter, and is legitimately fighting racism of all types?

YVR

He is your typical left wing loser who can’t win an argument so it always ends up in calling the the person a racist. That is all he has got. It probably cost his parents 10s of thousands in tuition for him to learn that.

The letter seems to be about condemning bad behavior destructive to our country. Nothing wrong with that.

Is there anyone who is not a racist in your view? You use it as a crutch to justify your failures. You are a loser because of your actions, not your race.

Yes, the people who aren’t racist are the ones who don’t use or condone the use of racial slurs.

“No, I don’t use it as a slur”

Of course calling someone “unemployable” or any other slur that paints a broad group of people negatively is no different than a racial slur. You put out more slurs than anyone around here.

I’m not painting any group negatively, dipshit. I’m describing an individual using a word which isn’t controversial anywhere except in your head.

But I can see how you dearly want to appear to be the victim here. It’s a well-known tactic of the alt-right. You’ve clearly done your homework, but I suggest you try and apply it on somebody who doesn’t know any better.

Unsurprisingly the toxic racists downplay the significance of it purely because of the ethnicity of the victim.

Toxic racist…is that not redundant ?

…or do we have subgoups like vegan racists…kosher racists….aetheist racists..agnostic racists….nihilist racists…LBGQT racists,….NHL racists ….freemason racists…..

…..clearly we must not discriminate and embrace the differences ( and thus tell all others to f*ck off and die day before yesterday)

We need more healthy racists.

Enlightened racists would be even better but that probably will take at least another generation.

I doubt we’ll ever see a majority of pro-semites though. If it does happen I can’t wait to see what their banners look like.

QUESTION: Re COV Duplexes

Does anyone know if new duplex zoning allows for more square ft to be built than existing SFH ?

……..or the same sq. ft. as SFH divided by 2 ?

Simple Solution
Member
Simple Solution

FSR for duplex is .7… no laneway homes allowed….

SO basically less density because you can already build .7 FSR with a legal basement suite and a laneway home. Duplex takes away the laneway home option…

Simple Solution
Member
Simple Solution

Standard 33 ft lot allows for about 2800 SQ ft.. so that makes 2 – 1400 sq duplex… not so super attractive to try to carve out a suite out of the 1400 sq ft…

On the other hand, SFH + laneway home + basement suite is already 3 units…

YVR
Guest
YVR

2 duplexes with 2 suites would be the cheapest to build and get the most money. Plus you can have a double garage which you lose with a lane house. I bet 80% of new build spec houses will be duplexes going forward.

Guest

Good points..thanks .

IMHO…SFH + basement suite + laneway house is the way to go.

patriotz

“Duplex takes away the laneway home option…”

Also as I noted above you can sell the laneway house separately as a strata. So the duplex doesn’t add anything in that respect either. Really I think it will only be attractive where the existing house is a teardown.

YVR
Guest
YVR

“Really I think it will only be attractive where the existing house is a teardown.”

That is about 50% of SFH in Vancouver.

YVR
Guest
YVR

“Also as I noted above you can sell the laneway house separately as a strata.”

How many have been sold like this? Maybe a handful to a family member. Nobody wants to buy a lane house (for what they would cost) and nobody with a SFH wants to sell a lane house to a stranger.

B.C. realtor shares racist letter sent to her in the mail
https://globalnews.ca/news/4484782/realtor-shares-racist-letter-sent-mail/

>>> not that I necessarily condone such behaviour, but it would be way too easy to stage a stunt like this without even the slimmest of chances that you would be caught all in an attempt to gain sympathy from the public and make certain ethnic groups (who may have legitimate criticism) look like the bad guys. oldest trick in the book. there, i said it… (but many of you were probably thinking it)

well owner of that letter certainly sounds like a desperate realtor who hasn’t sold anything for months. Blaming others won’t change anything. Needs to look in the mirror. Sounds like a crying out loud baby to me.

Yellow people hurting us financially, brown and black people hurting us physically. Is that the message some of these people trying to put out? How does that sound? Whites are victims of all other races? – meaning what? the weakest kid in the block? Funny isn’t it if you put it that way?. . Stop giving me giggles I wanna finish my lunch without chocking.

Hmmm….gotta admit BPOM / Roach / Make xxx / etc, you guys did step it up – https://bc.ctvnews.ca/video?clipId=1498308

Now, you guys just need to bring it to the surface and start the revolution. Might still have time to form a political party for the civic elections? Btw, the Mayor of Vancouver makes close to $200K I think, that would probably quadruple Meth’s income so he might actually afford to move out moldy basements, along with councilor minions.

Anyways, I guess I should apologize for saying the bears are a bunch of lazy bums who sits on couch and surf the Internet and being keyboard warrior with one hand all day.

Re Duplexes:

Ross Kay recent interview tears VISION a new one…his opinion is that COV has handed offshore owners a windfall based on a long term perspective., which concurrently implies locals got screwed AGAIN.

Locals could only to buy” afford” based on loose lending practices and low interest rates. That window is near closed.
Duplexes will not increase affordability unless the aforementioned is repeated.

All VISION did was set up COV SFH property owners for higher taxes..THE END.

Shut It Down Already (original)

Duplexes will transform something into two cheaper somethings. How does that not increase affordability?

Lost...but not leased
Guest
Lost...but not leased

Affordability???…. in a “relative” , not realistic sense.

A half duplex will go for what.. $ 1+ million ? IMHO people will go hi rise condo or SFH in the valley.

Whats the difference between townhouse and duplex…..one less shared wall ?…though I agree strata fees existence is a consideration, but duplex will ultimately be more expensive on sq.ft. basis.

Of course, if foreign locusts start another invasion….all bets are off.

YVR

Not having a strata run your life is a big difference. A strata decides if you can change the colour of your curtains, what kind of lock you have on your front door and where you can park or not.
