From the estimates I read, $200-300 million will be the price tag to fix the lean. If the tenants can’t sue the developer or get the city to pay for it, there’s 419 units, which means each unit would be responsible for around $500,000 for repairs. This is definitely a cautionary tale against buying condos, especially brand new ones. Rental or non-strata properties for me thanks…

I agree with Patriotz… Specific to the BC economy: the BC government has proposed so many social housing projects over the next decade that the construction industry won’t be capable of building them, unless the commercial condo construction projects slow down.

I think you’re way ahead of yourself on this question. We first need a significant downturn in housing and the economy for that to happen.

Housing won’t be enough to bring about an economic recovery. It’s pushing on a string. While cutting rates will help stabilize and recover, it’s not likely to bring back the ‘good old days’.

The next economic recovery is likely to be driven by government spending on infrastructure. Fortunately, Canada has a low debt to GDP ratio so we’ll be able to do it. And then we’ll juice growth through immigration.

It was enough in 2008 with the big drop in interest rates and consumer debt far lower than today. That trick can’t be pulled a second time.

Not to mention that 5-yr mortgage rates were about 6% at the time, after many rounds of interest rate hikes. Right now 5-yr rates are closer to 3.5%.

The government has minimal room to drop rates to goose the market.

What distresses me most about “special” Justin’s craving to repeat what previous PMs have already apologized for (including the Komagata Maru) is that his only reason is to show us that he can do a better job of it with the skills he has learned as a drama teacher…crocodile tears and all.

Buyer beware: How purchasing property from a non-resident of Canada could leave you with a hefty tax bill

As I’ve pointed out, the feds are hungry for revenue and they’re going to go after pickings like this. One point to note – if the property was intended as a flip by the foreign owner, e.g. by leaving it empty, the gains are treated as business income which is fully taxable as opposed to capital gains which are 1/2 taxable. Assignments of pre-sales are also always treated as business income.

AIR BNB Update! As promised, here at the stats for my friend who rented his condo out ABNB in August. For those of you who don’t remember he is doing it without the landlord’s permission. $5,845.50 There are obviously cleaning costs and time but it went off without a hitch. No complaints, no cancellations. One hook in the bathroom was broken. He now has 5 5 star ratings. It has gone so well he is staying at a friends in September and put it up again. Vacation is so subjective it could mean anything and is not enforceable. What is easily enforceable is the strata ban. It would take little effort for the CoV to send a letter to each strata asking them to declare if short term rentals are allowed or not. The default should be not allowed as I bet 95% of stratas do not allow them. For the CoV to ask the applicant is stupid.

Assume 10 hrs of his time to make $3.5K = $350 per hour or so.

Turns out the real estate board numbers are garbage, defective as fuck – these lowlife gangsters can’t even do simple math and can’t be trusted to give us any reliable data.

After doing some spotchecks I found one error after another.

Examples:

July condo prices $700,500 – August down 1.4% to $695,500,

July overall prices $1,087,500, August down 1.5% to $1,083,400

It’s not the first time I’ve seen this, the REBGV should be charged with fraud and shut down.

As I already mentioned, the allowable rent increase is a fixed formula of CPI + 2%, which hasn’t changed in many many years. The real issue is high inflation. And this is managed by the B.C. Residential Tenancy Branch which operates independent of the NDP administration.

So let me get this straight. House prices are starting to free fall because of measure put in place by the NDP, and you claim you want lower prices, yet you continue your attack on the NDP based on misleading/false information and want the Liberals back in power…the same Liberals the drove prices up in the first place. Care to wonder why everyone thinks you’re full of shit when you say you want lower prices?

Of course this is false. They are under the direction of the Housing Minister. Selena reviewed the annual rent increase calculation last year and approved both this year and last years which are the highest over 2 years in modern history (on top of record high rents ). When you ran your election platform n making things “more affordable” this is just more salt in the wound to go along with significantly higher ICBC rates, Hydro rates, taxes coupled with reneging on the renters rebate, $10 day care and 110,000 affordable housing units.

I guess she decided rents are not high enough. After this review she approved consecutive 4% plus increases.

The simply made a common sense exemption to the Fixed Term ban…which allows for fixed term leases in cases where owners do in fact need to take over the property at the end of the lease…like for recreational properties.

They didn’t just start the review process. They did the review last year, and then proceed to raise rents by over 4% for two consecutive years. The big difference today from years past is rents are significantly higher (moved u much higher than inflation) and every landlord has turned into a greedy scum bag. In years past we didn’t have this problem. Add to that they promised to make things more affordable. How does increasing rents at over 4% per year accomplish that? This was pretty low hanging fruit and the NDP failed again.

Obtaining PR can be a time consuming process for a variety of reasons and I don’t believe would-be parents should defer starting a family if they plan to remain in Canada.
