Runaway market taking ‘a breather’

As you may be aware it is always a good time to buy or sell real estate according to most real estate professionals who earn their living by buying and selling real estate.

Well right now it’s a great time to buy or sell real estate because the runaway market is taking a breather.

It’s a “soft landing,” according to Royal LePage CEO Phil Soper, who says their latest house price survey shows the effects of government measures to cool things down.

What were previously called the “dangerously overheated” conditions in Metro Vancouver housing have cooled significantly, but prices have remained resilient.

He says it’s the soft landing policy-makers had hoped for, rather than a crash.

“But it won’t stay this way for long. Household formation in Canada… is going to grow rapidly,” he predicts.

Housing Market Taking a Breather but Staying Strong

The housing market is settling but should experience its third best year in 2006, with job creation and a growing economy offsetting some of the effects of rising interest rates, according to the National Association of Realtors®.

David Lereah, NAR’s chief economist, said the market is adjusting to higher mortgage interest rates. “Coming off a prolonged period of record sales, housing is taking something of a breather this year,” he said. “Even so, interest rates remain historically low, we’ve added about 2 million jobs over the last 12 months and the economy continues to grow – that will sustain healthy levels of home sales in 2006, but they’ll stay below the peaks experienced during the last two years.”

The mistake in all this was Poloz cutting rates three years ago when oil prices took a dive. It was world class stupid and a mistake only an academic could make. Lower rates weren’t going to bring back oil jobs and the economy was doing just fine everywhere else in the country. All cutting rates did was create a housing bubble. Rates should have been going up at that time. Now he’s painted the bank into a corner. If they don’t raise rates, the dollar will correct and cause inflation. If they do raise rates, then it will create a housing correction. Both roads lead to an economic downturn. People might say today that they fear bankruptcy if rates rise but the reality is they have no idea at what pace the hikes will be, and many will simply adjust their spending elsewhere to accommodate any increases.

I’m not denying that many will be severely impacted but it’s not particularly meaningful to ask people how they feel about something like this. I bet a sizeable number of respondents don’t even know what their monthly outgoings are.

They probably know their “outgoings” are already much higher than their income. You don’t need a Phd in economics to figure out more outgoings (higher rates) will make things worse. When people were allowed to falsify income when rates were 2.5% in order to qualify for mortgages they could not afford at 2.5% it is going to hurt when rates go to 4% or more. Add in higher ICBC rates, higher gas prices, higher hydro rates, higher property taxes, carbon taxes, etc and cutting those Starbucks lattes can only cover so much of those higher outgoings.

The bankruptcies will kick in once people are so underwater their is no hope they will ever get out even. We need prices to fall significantly first. Right now people still have the option to sell or take out more HELOC money if they can’t afford payments. Once people are a couple hundred grand underwater selling and HELOCs are not an option.

Yes it’s not just the interest rates that will push many into bankruptcy, it’s the appetite (or lack thereof) of banks to lend extremely overextended borrowers more money. When we enter the next recession you’ll have to give up your soul and first-born to try and get a loan. That may very well be what Trump is playing for. China probably thinks he’s playing hard for a deal, but maybe Trump wants to start a tit for tat trade war, which escalates, knowing that ultimately it brings manufacturing home. Trump has been saying this for about 25 years now. I don’t think this is just some political play on his part. I think he really believes deep down that the US shouldn’t have embraced trade with China. It’s also interesting how he negotiated a Canada-Chinese trade agreement veto into the new NAFTA. That says a lot to me.

If you look at interviews from the 80s, he was talking about unfair trade and how didn’t like that the defended those countries without charging them.

It’s not just political rhetoric. Trump believes China is ripping the US off and he wants to do something about it. I think he wants his legacy to be the guy who put China in its place. China should be worried if my view of this situation is correct because Trump isn’t playing for a negotiation… he wants the situation to escalate. China would be smart to not let it escalate for that reason.

There have already been criminal proceedings against over 30 people as a result of the probe, and I believe Trump himself has finally accepted his own intelligence agencies’ assessment that there was Russian interference in the election. As for the involvement of Trunp himself or any of his family in regard to “collusion” I’m happy to await Mueller’s report rather than jump to bullshit conclusions based on partisanship. Yes Canada derives an artificially high amount of GDP from real estate activity so there is a lot of hidden impacts that we won’t see until the next recession kicks in. $2500 is just the cost of the interest. What they can’t factor in is the cost of less sales for realtors, less construction for construction workers, less loans for bankers, etc. etc. There’s a systemic ripple that’s just starting to happen with real estate in Canada. Where it leads is a self feeding downward spiral of lost wages, depreciating home and land values, and higher interest rates.

It would be, except if you study the debt dynamics of Canadian consumers to American consumers you don’t need recency bias to come to this conclusion. A recession is inevitable, and we’ve painted ourselves into a corner in terms of interest rates, and consumer debt. The BoC is out of tricks to stabilize the economy when the next recession hits, and based on our over-reliance on real estate for GDP, stagnating wages, and massively overpriced housing, the recession is likely to be a very large one. If Canadians had less debt, and our housing was more affordable, I wouldn’t feel the same way.
