Runaway market taking ‘a breather’

As you may be aware it is always a good time to buy or sell real estate according to most real estate professionals who earn their living by buying and selling real estate.

Well right now it’s a great time to buy or sell real estate because the runaway market is taking a breather.

It’s a “soft landing,” according to Royal LePage CEO Phil Soper, who says their latest house price survey shows the effects of government measures to cool things down.

What were previously called the “dangerously overheated” conditions in Metro Vancouver housing have cooled significantly, but prices have remained resilient.

He says it’s the soft landing policy-makers had hoped for, rather than a crash.

“But it won’t stay this way for long. Household formation in Canada… is going to grow rapidly,” he predicts.

Good grief she looks like a dumb bimbo and talks like one too. I hope her clients sue her into oblivion when the market completely tanks and low prices will be stuck here for a decade or longer. What a worthless airhead…

Sounds like the sort of thing Harper was promoting above. And to the guy who said “Isn’t it racist to want someone on council based on their race?”, do you think Harper’s remarks were racist?

Here’s a translation of Harper’s dog whistle:
“A strong work ethic” White people, and especially blacks are lazy and you shouldn’t have to pay taxes to help them.
“a commitment to education” You are smarter than non-Chinese.
“dedication to family” I know you don’t like gay people and I don’t either.

Catungal agrees that old-fashioned racism could have been a factor.
“Vancouver’s white demographics might not see racialized candidates as viable candidates,” Catungal said.

Why those race-baiters like those pricks Huang and Catungal get any attention, who gives a shit what some irrelevant “enthusiasts” think let alone being published on CBC news? It’s well known who already own the city, councilors and the mayor are just decoration.

Isn’t it racist to want someone on council based on their race? He wants a Chinese council which is racist. It was a freaking election. The result is based on what the voters vote for. How long before the left wants to have minority votes count as 2 votes or some skewed system that gives an advantage for minority candidates. They are already doing it for admission in university, government hiring and for people like Trudeau that is how he chooses his cabinet.

They can examen all they want, but with a secret ballot nobody is going to vote for someone just because they’re Chinese in hopes of balancing things out. China has a reputation for being a place where personal prosperity is the only thing people care about, and every day there is an article of Chinese in Canada involved in some kind of fraud, scheme, etc….so it’s not a huge leap for voters to have a predisposition for assuming a Chinese politician will put their own interests ahead of the voter’s. I’m not saying this is right since most Chinese that grew up here are honest and hard working, but sometimes it’s one of those things where it is what it is.

i think it’s an anomaly and nothing more.

the chinese are whitey’s kryptonite. mostly because whites don’t feel threatened by them.

chinese aren’t dark and are small so whitey doesn’t feel threatened when he sees them.

they don’t have any relegion to speak of. so whitey doesn’t get scared when he sees them bowing or praying. so no religious threat.

chinese response to getting caught doing something bad is more often playing dumb and acting passive. whitey eats this up.

white women aren’t interested in chinese men. so no sexual threat.

but chinese slowly but surely continue to take more control of the city and province.

learn mandarin.

The article linked above doesn’t quote any councillors, just private citizens, so what are you talking about exactly?

FWIW my theory as to why no Chinese candidates were elected is that there were too many of them running. This split the Chinese vote. For example, it’s pretty much a certainty that Sim would have been elected mayor if Wai Young hadn’t run.

He’s right that some people will be priced out of the market, but wrong for the reasons he gives. The reason they will be priced out of the market is not because homes won’t plummet in value. It’s because the next recession will strip out most of the real estate jobs in Vancouver and across Canada, and Joe Six-pack won’t have enough money to afford even a modest home.

If I had to concoct a scenario of how to generate Canada’s deepest recession ever, this is how you do it:
1. Crash interest rates to near-zero
2. Wait while the debt bubbles grow
3. Once the debt bubble starts to level off, jack up interest rates again

The first 2 things have already happened, all we need is the last one and The Great Canadian Recession as i’m sure it will be called is all but assured.

Doomcouver

It would be, except if you study the debt dynamics of Canadian consumers to American consumers you don’t need recency bias to come to this conclusion. A recession is inevitable, and we’ve painted ourselves into a corner in terms of interest rates, and consumer debt. The BoC is out of tricks to stabilize the economy when the next recession hits, and based on our over-reliance on real estate for GDP, stagnating wages, and massively overpriced housing, the recession is likely to be a very large one. If Canadians had less debt, and our housing was more affordable, I wouldn’t feel the same way.

Another average that doesn’t mean all that much. It will cost many households a lot more than that, and some will actually see their incomes go up. Like me.

Doomcouver

Yes Canada derives an artificially high amount of GDP from real estate activity so there is a lot of hidden impacts that we won’t see until the next recession kicks in. $2500 is just the cost of the interest. What they can’t factor in is the cost of less sales for realtors, less construction for construction workers, less loans for bankers, etc. etc. There’s a systemic ripple that’s just starting to happen with real estate in Canada. Where it leads is a self feeding downward spiral of lost wages, depreciating home and land values, and higher interest rates.

Why Is Canadian Crude Selling For $20?

https://oilprice.com/Energy/Energy-General/Why-Canadian-Crude-Selling-For-20.html

Oil prices in Canada plunged late last month, with the losses continuing throughout much of October. Canadian oil producers exposed to the low prices are now fetching around $40 to 50 per barrel less than their counterparts in the United States.

Western Canada Select (WCS), which tracks heavy oil from Canada, typically trades at a discount relative to WTI. The lower price reflects quality issues, as well as the cost of transport from Alberta to refineries in the U.S.

In early 2018, the discount started to grow significantly, the result of Canadian pipelines filled to the brim.

Claiming that Hillary started the dumbass birther movement is another far right conspiracy theory. The fact is that Trump continued to hound Obama and make false accusations against him for years despite the truth being settled long ago. This was not an innocent fact-finding mission. This was a deliberate harassment of somebody based on the colour of their skin alone. And that has everything to do with racism. Unsurprising you’d turn a blind eye and do anything to try to portray reality in a different light.

That is correct. The gifts and bribes will go to him and not Gregor now. Talk about a bunch of hot air. No plan and no funding to do anything he talks about. Just another flunky NDPer who will accomplish nothing.

Inside China’s internment camps: tear gas, Tasers and textbooks

The facilities have come under international scrutiny, with rights activists describing them as political re-education camps holding as many as one million ethnic Uighurs and other Muslim minorities.

To build new, better Chinese citizens, another document argued, the centres must first “break their lineage, break their roots, break their connections, and break their origins”.

https://www.afp.com/en/news/717/inside-chinas-internment-camps-tear-gas-tasers-and-textbooks-doc-1a73p63

Right, an orchestrated and well-organized movement to let and help them to build another national and “cultural” (ideological) stronghold in this part of the world. Playing the race card backed up with illicit money worked very well for them, invasively and financially.

MAKE TRUDEAU A DRAMA TEACHER AGAIN

The Bank of Canada is raising its key interest rate again amid easing trade tensions with the U.S. and it’s signaling that it may speed up the pace of future rate hikes.
Governor Stephen Poloz and his central bank colleagues hiked the benchmark rate by a quarter percentage-point to 1.75 per cent on Wednesday – its fifth rate hike since mid-2017.
The bank dropped its recent pledge to take a “gradual” or “cautious” approach to rate increases. The go-slow message has been a fixture of the bank’s statements for the past year. Its removal now suggests the bank could break with its recent pattern of hiking on every second rate announcement date, and will now consider moving more frequently.

Hmm lets see about that speeding up the pace. Stock markets are well overdue for a decent crash and it is going to happen sooner than later. So what happens then? Economy is still strong as crystal dick?

All I see is peaks everywhere with piles of debt. Not only RE.
So watch out.

Is 15%-20% below assessed is the new norm. The more houses that change hands at these levels the more this drop will become permanment in the mentality of home owners.

When the idea that they can’t just wait for prices to go back up the panic will set in.

Shut It Down Already (original)

Except most homeowners don’t view their property as a casino chip that needs to be cashed out in a hurry. It’s primarily a place to live and they’ll do what it takes to persuade themselves that the market will recover by the time they need to sell.

MAKE TRUDEAU A DRAMA TEACHER AGAIN
Guest
MAKE TRUDEAU A DRAMA TEACHER AGAIN

That might be true but it only takes a very small percentage to panic and sell to drive prices down. This is especially true with the very low vol of sales.

Companies Say They’re Ready to Move Supply Chains From China

https://finance.yahoo.com/news/companies-apos-ready-move-supply-143908457.html

Once the western countries have left, Trump can shut the door on all crap from china coming across the Pacific.

PRC is wiped off the map.

Good riddance.

Dave
Member

That may very well be what Trump is playing for. China probably thinks he’s playing hard for a deal, but maybe Trump wants to start a tit for tat trade war, which escalates, knowing that ultimately it brings manufacturing home. Trump has been saying this for about 25 years now. I don’t think this is just some political play on his part. I think he really believes deep down that the US shouldn’t have embraced trade with China. It’s also interesting how he negotiated a Canada-Chinese trade agreement veto into the new NAFTA. That says a lot to me.

kabloona

You’ve been listening to Trumpy for 25 years…? That must’ve been painful….

🙂

I’ve only had to listen to him for about 2 years and already my head hurts….

Dave

If you look at interviews from the 80s, he was talking about unfair trade and how didn’t like that the defended those countries without charging them.

It’s not just political rhetoric. Trump believes China is ripping the US off and he wants to do something about it. I think he wants his legacy to be the guy who put China in its place. China should be worried if my view of this situation is correct because Trump isn’t playing for a negotiation… he wants the situation to escalate. China would be smart to not let it escalate for that reason.

It is the genius of Trump. By creating the trade war with China he has stopped and even reversed the offshoring of US manufacturing without China conceding to anything. The tax cuts and schooling the drama teacher on NAFTA are icing on the cake. Trump wins no matter what China does at this point.

At home and abroad, Obama’s trail of disasters

The economy. Obama took office during a painful recession and (with Congress’s help) made it even worse. Historically, the deeper a recession, the more robust the recovery that follows, but the economy’s rebound under Obama was the worst in seven decades. Annual GDP growth since the recession ended has averaged a feeble 2.1 percent, by far the puniest economic performance of any president since World War II.

YVR
Guest
YVR

Obama spent more public funds on “stimulus” than all previous stimulus programs combined, with wretched, counterproductive results. On his watch, millions of additional Americans fell below the poverty line. The number of food stamp recipients soared. The national debt doubled to an incredible $20 trillion. According to the Pew Research Center, the share of young adults (18- to 34-year-olds) living in their parents’ homes is the highest it has been since the Great Depression.

YVR
Guest
YVR

In 2008, when Obama was first elected president, 63 percent of Americans considered themselves middle class. Seven years later, only 51 percent still felt the same way. Obama argues energetically that his economic policies have delivered prosperity and employment. Countless people disagree — including many who aren’t Republican. “Millions and millions and millions and millions of people look at that pretty picture of America he painted,” said Bill Clinton after Obama extolled the recovery in his last State of the Union speech, “and they cannot find themselves in it to save their lives.”

By almost any measure, the American economy is humming. Gross domestic product is on pace for its best year since the housing bubble of the mid-2000s. Consumers and businesses are the most confident they have been in years, if not decades. Stock market indexes are near record highs.

Obama is the only president in history to never have a year with 3% GDP growth. In fact he said GDP growth of 3% was impossible. Now the impossible is happening under Trump and he is trying to take credit. Laughable. Obama was a failed experiment. The guy who said the jobs Trump has created were never coming back. In Obama’s own words:

3% growth was exceeded twice during Obama’s presidency, just not in a single calendar year. Quarterly growth exceeded 4% a few times.

Economist Art Laffer: Trump’s First Term Is Best Ever

Economist and author Art Laffer, the architect behind the Reagan tax cuts that ushered in an era of economic prosperity for a generation, tells Newsmax in an exclusive interview that President Donald Trump is enjoying “the single best first term in economics that I’ve ever seen…. and he’s not even halfway through it.”

Laffer credits reduced regulatory burdens and lower taxes. He says Trump’s pro-growth policies are even stronger than Reagan’s.

I fully expect this trend to accelerate as the credit bubble in China enters the final phase. The PRC will use totalitarian control to try and keep capital from fleeing the country but it will only serve to accelerate the panic-selling inside the country. This will amplify the vicious deflationary spiral and could push China back decades in terms of economic development. Seeing a country sink part-way back into the third world should be interesting…

Seasonally adjusted percentile rank of the average inventory levels show that 2018 is creeping into higher territory: https://goo.gl/bBbN9s

October inventory is currently sitting at the 60th percentile – comfortably above what is normal for this time of year out of data since 2012. But it’s not exceptionally horrific. 2013 and 2014 had higher inventory levels.

The new minus sold statistic is way more illuminating, however. 2018 is the worst year on record since 2012.
