Aussie’s housing bubble popped:

Now it’s just a matter of how big the peak to trough will be. Price supports are way below current valuations. 50-75% off is where you’d see real market price supports. Likely closer to 75-85% off in Sydney and other major Aussie cities.

Oracle

You really think 85% off? Hahaha. You’re such a troll.

Doomcouver

Go look at the inflation adjusted price chart for house prices in Sydney. Adjusting for inflation, 75% off is what a home was worth in the 1960s, 85% was what a home was worth in the 1950s. I guess you can pretend that house prices will permanently detach themselves from traditional ratios of affordability, and if you do that the bull case would be logical. But with extremely toxic demographic and credit factors in the mix, that’s a loser’s bet.

Oracle, calm down. Nobody knows how much it will fall and will it fall at all, or whatever. These numbers are told as numbers that would take wild markets as Vancouver for example, to get closer to something that would make sense with local incomes and economy. Even with such drop housing still be way much expensive compared to the rest of the western countries regardless of immigration, students, their parents, astonaut’s housewives, multigenerational (5) families and other crap invading this areas.

Are you one of those fools who believes that a first time buyer with an average income should be able to afford a premium house in a sought-after neighbourhood with 5% down and it should still be cheaper than renting whilst including mortgage principal as an expense?

Probably.

Laibach

Right, you are a pig, a fucking shameless pig that managed to expose itself in the full frontal in the past while. All I said is that those 70-90% drops would be required to get us close to fundamentals somewhat related to local economy, douchebag. Meaning that a first time buyer with average income should be able to buy a 1 or 2BR apartment in a 25 years old building in New West or Burnaby or Richmond and not to spend 95% of household income on a mortgage. However a doctor, senior manager, lawyer, pilot, general should be able to do the upgrade and after 15 years of work to afford 3BR apartment in core downtown or a house on the West side and still have a disposable income to conduct decent lifestyle. Moron!

Nobody is spending 95% of their income on a mortgage. You’ve clearly never applied for one.

And now you’ve increased the top end of your required price drop to 90%? You think what’s current a $4m house should sell for $400K? Hilarious. What on earth do you think that property should rent for?

It’s time to consider the possibility that you suck at math.

Doomcouver

No, but people with average incomes should be able to afford an average house in a less than sought after neighborhood. The real issue here is the housing bubble has made every neighborhood “sought-after”. Also, buying being cheaper than renting is more likely than you think after a housing crash. Especially since people rush en masse to rentals when housing prices implode. It happened in many cities in the USA and it could easily happen in Canada/Australia/etc..

They got stuck with Chinese now and peddle the utter bullshit to buy some time.

Trudeau maintains that China is co-operating with Canada to curb fentanyl flow into the country

“It’s a huge fight with China right now, and if you anger the Chinese they won’t work with you,” said a source, who asked not be identified. “The fentanyl coming into Canada is going to get worse. Nothing will happen because we have to satisfy what they (the Chinese government) want.
Chinese officials want the freedom to pursue alleged corruption suspects and financial fugitives in B.C. Among these are a suspect accused of absconding with about $1 billion from a Beijing company. However, a source told Global News that China’s request to send a police liaison to Vancouver was rejected by Canada’s Global Affairs department because of national security concerns. ”

I have a better idea. What if China tells us who they’re interested in and what crimes they’re accused of. Additionally, they give certain assurances that the accused will be treated fairly. After due consideration of the circumstances Canada then agrees, or not, to hand them over?

A peek into the future of Canadian Real Estate, perhaps….????

“Off a cliff: House prices alarmingly close to record-hitting territory” -By Elizabeth Knight – 3 December 2018 — 1:23pm

https://www.smh.com.au/business/markets/off-a-cliff-house-prices-alarmingly-close-to-record-hitting-territory-20181203-p50jty.html

“It’s probably fair to say that Sydney house prices have now officially fallen over the cliff and Melbourne looks to be not too far behind. It has taken almost 18 months for the decline to move into overdrive but we are now getting alarmingly close to record-hitting territory.

It is now overwhelmingly a buyer’s market.

The November property monthly price falls in Sydney are the largest since the peak of the market in July 2017 and have taken the overall devaluation to 9.5 per cent over that period….”

The real estate bubble is global.

Prices in all 20 major Canadian cities rose in concert since 2001.
http://www.torontocondobubble.com/p/canadas-housing-bubble.html

Central banks print money, money supply grows, asset pries rise.

Now as as they tighten we are starting to see downward pressure on asset prices. Manhattan, London, most major US cities are seeing sales slump. And China too.

“the Trump/Russia narrative so far has criminal convictions to back it up.”

Criminal convictions that have nothing to do with Trump/Russia and are process crimes that took place after Muller started the Trump/Russia investigation, again nothing to do with Trump/Russia. All guilty pleas so far are for lying to the FBI (entrapment) but were pleaded to avoid tax evasion charges and family members being charged with tax evasion which carry much longer sentences. Are you really that dumb? This whole thing is a scam started by Obama. Obama and his cabinet will go down for this before it is over. Trump gets even.

As I’ve stated numerous times, I’m happy to await the conclusions of the investigation as I don’t really care what the outcome is providing it’s truthful. The wealth divide grows.

The renting class rent goes up so no more savings to save up to buy a home. Also, as rents go up, they will be forced out of their cars and into public transit.

Meanwhile, the homeowners are getting increased rents from suites and condos and not declaring rental income as Trudeau and Horgan are on their side. They are using this newfound wealth to go vacations and buying new cars.

Surrey rents are up approximately 80% in last 4 years.

2 bedroom suites will start at $2000 in 2 years time here. $3000 in Vancouver.

41 sales in November is another multi-year low.

What nobody in the media will mention is the astonishingly low sell/list ratio this month, just 48%.

Even in the terrible November of 2012, the ratio was 63% with daily sales of 80 and listings of 128.

This month is 77 and 160.

There are a ridiculous number of realtors per capita in BC currently. They’re going to be the first ones in the unemployment lines in the next recession. I expect at least 50% of them will be seeking other employment when the bubble pops.

“hen go short BRE.TO (Remax)?”

BRE.TO is actually Brookfield Real Estate Services which is the parent of Royal LePage and a couple of other firms. Anyway these firms (including ReMax) are actually franchise operations and they are structured so that when times get tough it’s the franchisee who takes the hit, not the franchisor.

I would if Remax were just a Canadian company. Remax USA will be able to keep them afloat. I think shorting some of the Canada-owned brokerages might be a smart play though.

As of today, 37% of referendum ballots have been returned with 1 week to go.

YVR

I would think they are not going to get many more at this point. We may end of at 40% voting. If it ends up close to 50/50 like past PR referendums and PR passes with just over 50%. That is 50% of the 40% who voted voting for PR. We could be changing 100s of years of democracy on 20% of the vote. The opposite of democracy. This whole thing should be canceled due to lack of votes. Clearly few want PR. Sad what corruption does.

patriotz
Member

“We could be changing 100s of years of democracy on 20% of the vote.”

In the 1950’s BC went from FPTP to preferential balloting back to to FPTP without any referendum. Also, just 100 years ago only white males got to vote, so we didn’t exactly have “100s of years of democracy” as someone would understand it today. That got changed without any referendum too.

Specuskeptic
Member

“If it ends up close to 50/50 like past PR referendums and PR passes with just over 50%. That is 50% of the 40% who voted voting for PR.”

Yet, somehow, when governments get “elected” with similar dynamics (low turnout, razor thin vote differentials), you’re fine with it. (Unless it’s the Green/NDP coalition which, when votes for the two parties are combined, were well over 50% of the total votes but THAT’s undemocratic).

Good to see that the partisan goggles are still firmly affixed… LOL.

YVR

Provincial elections are necessary and I think there is 100% support for having them every 4 or 5 years. And we have never had a provincial election with a low turn out mail in ballot. On the other hand this referendum nobody wanted but the Greens who just want more power. In a rigged back room deal the NDP gave them what they wanted. This was not something the electorate wanted clearly by the low interest. Being opposed to a rigged referendum is partisan? Kind of proves my point it is rigged if only the far left like you can support it.

patriotz
Member

“On the other hand this referendum nobody wanted but the Greens who just want more power.”

That is backwards. Weaver wanted to implement PR without a referendum but Horgan insisted on a referendum, which was in the NDP’s election platform.

Actually, the Greens and NDP had PR (implement or referendum) in their platform in the last election and the Liberals had it in their throne speech- so, roughly, 95% of the electorate voted to have this referendum.

Oracle
Guest

I’m of the opinion that weaver knew the vote would fail. I think he already hit the jackpot with the independent Power Producers he supports. Conspicuously absent from the news. That’s what he really wanted…a grandfathering of the IPPs.

Selective Memory

The Greens want their political influence to match the percentage of support they get from voters. I’m not a Green, but that sounds entirely reasonable to me.

The BC Liberals can’t stand the idea of having their political influence match their voter support. These right-wing champions are utterly incapable of competing on a level playing field.

Oracle
Guest

It’s not that simple. Like the NDP would give up 25% of their MLAs. Not a chance unless there is something given that’s out of sight because PR vote always had a small chance of passing. So more to this.

Everything in BC is going exactly as I predicted. Next steps: 1) Referedum fails 2) If minions yell loud enough, expect a watered down inquiry that leads to nothing. 3) the spec tax and school tax will be rescinded for those munipalities that ask for it. vancouver city council is voting to ban it. And Carole James left that possibility open last time she watered it down. 4) election will be called 5) MSM and gov will adopt a scenario where they will say prices are permanently high and families have to make do with condos. 6) Vancouver will build small rental housing aka cubicles for the working class to serve the landlord classes and the rich. 7) Chinese money inflows will continue and laundering will too. 8) in 2030, locals will finally realize parties are in bed with each… Read more »

The term racism used to mean being opposed to different races living together. Like the KKK or Nazis were. In fact by the definition of racism western white people are the least racist. We are the ones who invite all different races to come live with us. You don’t see that in Asia do you? Those are true racists.

Now, the far left like you define racism as any critique of a non white person no matter what that person does. You also label anything bad that happens to a non white as is racially motivated and racist.

Speaking of racist asians:

“In stark contrast to Western liberalism, Confucianism — and Chinese political culture more broadly — hinges not on individual rights, but on the acceptance of social hierarchy and the belief that humans are perfectible. In Chinese thought, humans are not equally endowed; they vary in suzhi (素质), or quality. A poor Uighur farmer in southern Xinjiang, for example, sits at the bottom of the evolutionary ladder; an official from the ethnic Han majority is toward the top.”
