Vancouver Sales hit 18 Year low

If you were hoping 2019 would kick off with a booming real estate market… well, it’s not going so well.

“After three or four years of a very robust market and escalating prices, this certainly seemed to be a year of transition. We went from more of a sellers’ market, to a balanced market, and now — a buyers’ market.”

The drop in benchmark price for a detached home accompanied a drastic slump in sales, year-over-year.

The total number of homes sold across Metro Vancouver in 2018 dropped 31.6 percent from 2017, with 24,619 transactions.

That’s the lowest number recorded in the region since 2000, and 25 percent below its 10-year average.

The Spec tax will set up a database of individual owners (not corps) in the province. A few search inquiries will easily know who owns multiple properties. Link that with CRA and Cap gains loopholes will be closed.

This doesn’t actually tell you how many buy homes, nor how much credit they use. It just demonstrates that Chinese people are on average wealthier than Filipinos which isn’t any big revelation. Also, wealthy Chinese rarely buy real estate outright. They usually make the prudent decision to have the Canadian taxpayer pay their bad debt should they decide to default. I expect Canadian banks to start refusing mortgages to non-Canadians when the market enters freefall. Full-recourse loan doesn’t mean much when the buyers just leave and go back to China.

Another program that subsidises home owners. Why on earth should my tax dollars go to support seniors in their homes when the whole next generation can’t even afford to buy? Youth have been told time and time again, if you can’t afford to live in Vancouver then move. Seniors can actually MAKE money. Put the taxes away in a bank and earn 1.5% and pay only .8% interest, simple interest by the way, not compounded. I know many well off people that do this. It’s free money. The property tax deferral program is available to anyone over 55, many of whom are in their peak earning years, and anyone with a dependent child. Those with kids do pay a higher rate than the 55+. And remember there’s no means test of any kind.

you’re right. these comments play very badly internationally. but i wonder if they work well at home? is china’s leadership desperately using inflammatory and extreme language to gain favour of china’s masses?

china’s economy is slowing. it seems very quickly. i’m hearing their massive international infrastructure program, the belt and road initiative is a boondoggle.

they’ve managed to antagonize the world’s only super power who they have no hope of defeating economically, politically, militarily, or culturally.

the leadership must be feeling the pressure from all these missteps. discontent must be growing. it’s easy to say a few words to stoke the public’s nationalistic and victim complex feelings.

if it works they’ve bought some time. if it doesn’t work they may have to take more extreme actions. manufacture an international crisis. they’ll do anything to hold on to their power.
