Luxury Mansion Rentals for Dirt Cheap

…At least that’s what CTVnews says.

The city of Vancouver is facing a crisis in housing affordability, with one bedroom units averaging about $1,730 per month.

But these rentals offer a single room in a multi-bedroom house for anywhere between $700 and $1,500, with more than 5,000 empty bedrooms available across the city.

“Maybe the cheapest real estate right now is mansion rentals,” Roy said.

While most owners contacted by CTV News said they don’t want groups renting out the homes, the rentals present a cheaper housing alternative for students and young professionals.

Sehrish Qureshi is one of 14 students who applied online and was placed in a Vancouver mansion nicknamed “the castle,” paying around $1,000 a month for a mansion with a pool, home theatre, and games room.

When move-in day arrived, she was shocked by the furnished, $5-million home.

“Me and my family were just like, ‘What? Is this for real?’” she said.

“I’ve compared it to some of my classmates, and they pay, like, $1,300, $1,400 for small studio apartments in downtown … I’m so happy with what I’m paying.”

I think the correction for the valley is more or less over. Because Surrey and North Delta detached homes have barely budged in price, the rest of the valley detached are staying put even with low sales. The biggest factor in the valley was that the low end spiked. Condos and townhomes spiked in price because lack of supply and FOMO. What used to be a 450K townhome is now $650K. For the thousands that own a townhome, a move to detached is “only” $300K away as opposed to $500K before the low end took off. And who to blame for the low end in the valley? NDP allowed this. They needed to take out the floor in the low end in the valley and the domino effect would have started. What we have now is the high end going… Read more »

This guy was trying to become a productive member of Canadian society and gets the run-around by the Feds. meanwhile thousands of “irregulars” and other fake refugees flood into Canada and are given refugee status and a place to live for years. What a screw-up Canada’s immigration system is.

Move on.

Democracy has spoken and the majority wants immigration as is evidenced by who we elect.

Knowing a million more people are coming here in the next 10 years means get something ASAP.

Think about it. 1 million more people and the same number of detached homes as we have today. Limited window to buy imo. But you yahoos didn’t want more policy but instead blindly cheered the NDP.

2. There’s no “flood” of anybody. That’s just bullshit peddled by the far right.
3. There’s a clear difference between regular immigration and refugees that even a dumb shit like you could probably work out after pondering on it for an afternoon or two.
4. Refugees also become productive members of society.
5. You’re a loser because of your own choices not because you’re at a disadvantage because of the immigration system.

A court case for rental dispute: BACKGROUND FACTS A. The Tenancy [6] Ms. Wang is the owner of a residential apartment unit located at #4-1101 West 8th Avenue, in Vancouver (the “Apartment”). Ms. Hou is an English language student, who was, at least prior to the commencement of the tenancy, a friend of Ms. Wang’s daughter. That last sentence there sounds to me like a veiled threat from China. Given that every PRC citizen in Canada must remain a loyal agent of PRC, this could be her talking points given from Beijing! It is a veiled threat that depending on how we conduct ourselves with respect to Meng Wanzhou there will be consequences for Vancouver real estate in the future. That just sounds threatening and intimidating. Why is this tolerated? These people have destroyed our city and region and so many lives and families, it is a crime of unimaginable magnitude. I try to raise attention to it everyday on twitter with the PPC and only get mild support from rightwingers generally. It’s a terrible situation.

” “The Meng Wanzhou case is putting Vancouver front and centre for wealthy mainland and Hong Kong Chinese,” Law said. “We haven’t seen any immediate impact on Chinese demand for Vancouver property. In fact, on the week of her arrest, the number of Chinese buying inquiries for Vancouver property was up significantly from the year before. We can say that the buyers we work with are not mentioning this case to us. It doesn’t seem to be relevant to them so far.

“Is it possible that the Wanzhou case could actually spur more personal Chinese investment in Vancouver? That’s a probability. The manner in which Vancouver handles itself while in the spotlight could make or break the city’s reputation for years to come.”

“Fuelled by a sudden spike in China-based buyers, the West Vancouver luxury housing market is bouncing off the bottom, according to China’s largest real estate portal and West Vancouver agents.

This month a West Vancouver “cabin” sold for $3.4 million – $600,000 over its assessed value – to a Beijing buyer, and the largest Chinese real estate search engine for global properties has seen a surge in inquiries for West Vancouver homes. This, agents say, is indicative that after a 40 per cent price plunge from the peak, B.C.’s premiere luxury housing market could be coming back.”

Dave just curious how much time do you spend at open houses? It seems you drive around all weekend counting heads? Real buyers don’t even bother with open houses btw. Open house traffic is about as relevant as internet traffic. Sales are what matters and those are still coming in very low.

Dave
Member

Maybe one or two every few weeks. I’m a serious buyer of real estate and I do open houses. That said, I’ve never bought anything off an open house. Traffic matters because it’s a signal of potential demand. People don’t walk on the lot lest they want a new car. Here’s what I think it means. People are now speculating on the way down and don’t want to catch a falling knife. Some of those people are also potential sellers looking at whether they can move up. When prices look stable, I think we could have a quick turnaround. It happened in 2010.

never gonna happen. in fact, property and income taxes will likely ratchet way higher should this housing downturn be severe in terms of duration and magnitude. the money has got to come from somewhere. the ndp should be careful what they wish for with the consumer being all in on RE and up to their eyeballs in debt. a real estate collapse in canada effectively wipes out the consumer and triggers a prolonged economic depression lasting for decades.

Definitely tip of the iceberg. Have you seen some of those below market sales recently?

If old ladies taking public transit are dropping 10G’s from their pocket like spare change, what do you think people in all those BMW’s and Audi’s are carrying?

The problem is that our regulators are useless. They have no idea what’s going on. Their reaction to things is the same as most people on this board. A house sells for a $1Million under value and the idea that something else happened in that deal is considered lunacy. That thinking is why change is going to be slow.

Our regulators can’t even contemplate the nature of crimes being committed in my view.

All it does is flag you with FINTRAC, without being a meaningful component of the transaction. And anyone buying a house using hundreds of thousands in cash (let alone millions) is just giving the seller a liability: No way to spend that much Canadian currency, no easy way to launder it anymore, no way to invest it, no easy way to get it out of the country. No real way to transport it. Can’t even buy a car with it unless it’s a beater. Do you also realize that Canada is on the forefront of the movement towards obsoleting cash? Especially policy that will net them trillions in extra tax revenue, which they can then use to buy middle-class votes. The change will (accurately) be blamed on terrorism and the drug trade. All forms of payment will thereafter be on smartphones, and most consumers won’t give a shit because: a) they haven’t used paper money in 10 years anyway, b) it’s massively more convenient, and c) protesting it makes you look like you have something to hide Mark my words: The end of untraceable payment is nigh. It hurts white poor people too. And white people are racialized too. It’s an interesting word choice. The word ‘racialized’ posits that there is no biological basis for race and that race is a social construction. Racializing is a process of white domination, according to the academic literature from which that word derives. I reject the term outright because I think there is a biological basis for race and I reject the notion that race is entirely a social construction.

And let’s say in your fantasy world that somehow we got rid of Canadian Fiat. The underground economy would switch to US dollars overnight. It’s already a big part of that economy. If you go to one of the condos Oracle talks about, you can get a good exchange rate for US cash. This isn’t new.

Burnabonian

Not fiat. Paper cash.

The paper cash that you claim is stuffed in the trunk of every second mercedes, and is changing hands by the suitcase-full every time an “outlier” house sells under assessment. (Which is every day now.)

Those supposed suitcases will be more valuable than their own contents by the time 2019 mortgages have renewed once or twice. Think about that.

Dave

Go talk to a bank manager, if you have any as close friends. I know one and my opinion is informed on this. You’d be surprised with the amount of cash moving around. You’ll have the same guy coming in depositing $9k every day. He’s probably doing that at 10 other banks too under god knows how many names. They know the money is sketchy and they’ll even flag the $9k, but I’m told it’s extremely rare that you’ll get a call from FINTRAC on anything.

In your world, it seems hard to spend and move tens of thousands. But in the real world, it’s not.

I don’t disagree that that is still the case in Scamcouver in 2019. Hell, the Dread Pirate Roberts is a local boy. We have that shit baked deep into our culture.

But Roberts is in prison, and Real Estate is a long-term bet.

If you are positing that our crazy valuations are due to off-books paper money transactions, then the corollary is that you think this will keep going for decades.

You would be wrong to think that.

Consider what happens in the very near future when the untraceable money system that has allowed the real estate + casino money washing to take place here is closed down.

What happens is that Vancouver reverts to being the quiet, backwater, provincial enclave that it was up until the early 80’s.

What else could possibly happen.

The legal landscape will evolve to accommodate BC’s economic base. If the economic base is built on shady money, then the govt will find a way to keep the dirty money flowing while looking like they are doing something. The govt is the handmaiden of capital. Capital, money is what is really in charge. The govt will create a legal landscape that accommodates the needs of capital accumulation through our biggest industry (real estate) and manage the domestic political difficulties that arise with upset or impoverished citizens. Basically, the government will talk out of both sides of its mouth and ordinary people will fall further and further behind. Same as it ever was.

I wouldn’t even need to if they would stop lowering my daily withdrawal limit and removing bank machines from downtown. There is a war on cash for ordinary people who are just trying to get by. LOL. Zero chance we get rid of fiat tender in five years. Try 50. Can’t buy a car in cash? LOL. You think Silver International was just a joke? Tip of the iceberg of course. I got some US cash the other day for a trip and similar experience to Oracle. I’m surprised people aren’t getting robbed more, but that’s one more reason why cash loves Vancouver. You don’t need to rob people when they drop cash accidentally by the tens of thousands. No way to launder money anymore? LOL again. Give me $100k in cash and I can spend that in a day… easy. I’d have a tough time spending a million in 24 hours… that would be hard to do, but I could do it in a week. I like using cash for lots of things and my… Read more »

LOL. One person dropped something once and you act like there’s somehow reduced robberies because people dropping cash left right and center.

Idiot.

*Paper currency* my dude. Not the *entire* currency. Paper currency is what is going away.

The only fantasy world is the one you imagine — in which paper currency still EXISTS in its’ current form within 5-10 years.

In the surprisingly-near future, any criminals still hoarding it are going to be in possession of the world’s most expensive toilet paper.

It’s kickbacks, bribery, land confiscation, and extortion. Same way Indians are making money in India. And now it’s starting to come here.

So anytime someone posts a link to any website, that means they support the content on that site?

Is that how your brain works?

No idiot, I disagree 100% with your moronic views.

Civilized people can read a all kinds of sources if they are looking for information.

It doesn’t mean they agree with the content.

My god, you should shut the fuck up forever. You’re an embarrassment to the human race.

Nobody outside law enforcement or academia reads neo-Nazi shit to get a balanced point of view. It’s not exactly the same as taking a glance at Fox News.

You really are delightfully dumb.

Anyone who wants to know how the mind of the enemy works would obviously look into such content. Well, it’s obvious to most people except for brainwashed race baiting SJW’s.

It’s the reason why I still occasionally tune in to CNN, as despicable and sleazy as it is.
