Greater Vancouver has best month for home sales since 1986

Best if you’re hoping for price drops on real estate that is.

We dont have official numbers for March yet, but realtor Steve Saretsky says that we just saw the lowest March sales numbers since 1986:

Saretsky said prices are in fact taking a dip, however the slide isn’t evenly distributed.

“You know you can probably get a 40 per cent discount at a house in West Vancouver, but you might only get a 15 per cent discount on a house in East Vancouver.”

He added that condo sales also saw an 18-year low last month.

Of course he did say this on April 1st. Read the full article here.

IMHO, SFH prices will stabilize, but the worst is yet to come for condos…for many reasons…… as there is oversupply, (with more to come),and overpriced…and the other shoe to drop in these types of overheated markets is quality.

Houses have a long ways to go as well.

There is no way an east Van house is going to stabilize anywhere near the current 1.4 million.

Greens have stated they are voting down a bill. If Liberals follow, then election.

Wow. Or am I missing something?

Not all bills are confidence votes. If it isn’t a confidence vote then there’s no election.

Dave

The Greens don’t want an election. The Liberals would be dumb enough to accept one and the NDP are too shellshocked from the last 20 years to dare push for one, even though this is the best chance they’ll ever get. The housing market is crashing and the economy is slowing down. It’s not likely that things are going to be better 1 or 2 years from now. While most voters wanted to see changes in the housing market, once the economy slows down, the NDP will pay the price.

So I don’t see an election right now. Neither the NDP nor Greens want it.

World-leading legislation introduced by the provincial government will help bring an end to the days when B.C. could be used by shell companies and other legal entities to anonymously hide wealth, evade taxes and launder money.

“The land owner transparency act, when passed, will establish a public registry of beneficial owners of property in B.C., meaning true ownership will no longer be hidden. The act will require corporations, trusts and partnerships, which currently own or buy land, to disclose their beneficial owners in the registry. Corporations, trusts and partnerships that fail to disclose could face fines of up to $100,000 or 15% of the assessed property value, whichever is greater. “For years, the previous government did not act, while people used numbered companies, trusts and partnerships to hide who really owns property in B.C.,” said Carole James, Minister of Finance. “Their decisions led to B.C.’s international reputation as a place to anonymously invest wealth and left the real estate sector open to tax evasion, fraud and money laundering.” That’s great, but when is Eby finally going… Read more »

After 16 years of liberal inaction, everything is too late.

And not just inaction — it was Gordon Campbell that changed the law around corporate secrecy, making it impossible for the public or media to find out who the beneficial owners BC corporations might happen to be.

Sounds familiar, RE business as usual…

“The report says Canada is especially vulnerable to money laundering through casinos, real estate, money services businesses, currency exchanges, wire exchanges, offshore corporations, legal “funnel accounts” and bulk cash and hawala transactions — meaning international exchanges of credit and debt between criminal bankers without money actually crossing borders.”

Dave
Member

They left out cash businesses that have been used for laundering money for decades. I think it’s huge in BC.

I bet a lot of import businesses are doing this too. For example, you could import 1,000 pieces of furniture from China on paper, but really only import 500. On the ones you don’t sell, you claim cash payment and deposit it in a bank. Simple. Your money is now in the economy and would you like to buy a presale condo with that?

I see sketchy stuff the more I look. For example parents of my kids friends… you wonder how they bought their house with the type of jobs they have. And then you learn, they used to work for ‘so and so’ and stuff like that.

It is easier and quicker to show up with a duffle bag full of cash at a casino then get cut a clean cheque tax free. Running a real business takes effort and you have to pay taxes to clean the money.

More BULLSHIT from Turd’s environment minister that Canada is warming twice as fast as the rest of the world, a day before the implementation of the carbon tax.
Think about it! That is either crazy or a blatant lie, as that is is not scientifically possible.
In the meantime, we’re being taxed for Canada’s futile 1.6% of global carbon emission while China, the worst offender can’t stop laughing.

The NDP Did something right today albeit a bit late.

Eventhough the registry takes effect next year, its impacts may be immediate. Psychological impacts on the demand side.

Spread the word that a registry will catch tax evaders, drug dealers, and HAM!

This should help push inventory up. Spread the doom and gloom so it becomes a self fulfilling prophecy.

But don’t let up on the NDP. We need more policy to target people with multiple homes and need to tax them at higher rates.
