Everybody wants to help you buy a house

Pointed out by southseacompany: all the major political parties want to help you buy a house and the promises are piling up.

They all love the idea of taking taxpayer money to drive up house prices, the current government even wants to get in on the speculation and help out with a 5-10% shared equity program.

The government also confirmed that, because the program gives it an equity stake in the mortgage, it will share any gains or losses in the value of the home over the life of the loan. Any money the government makes on the program will go back into general revenues.

Foreign students don’t have PR yet. Many staying 3-4 to a basement suite right now.

The real deluge is coming in a few years when EACH student sponsors immediate family. And no they won’t live in condos but rather detached further and further out.

Condos have no value.

Townhouses have some value.

Detached homes with a big lot is gold over the long term.

What I focus on is detached on the periphery. To me that tells me much more than Vancouver HAM mansions and million dollar condos.

I am not disagreeing with Oracle…

The RE run-up for last 30+ years has shown us there are numerous categories for NON citizens to umbrella under…such as PR..and International students. etc

It appears , like some horror movie, they can spring out of the woodwork at any time and waive their ” get -out- of -jail -paperwork”, elbow the rest of us aside, and have another dramatic impact on RE

Its this latent mode that should concern us.

That’s why I hate the NDP for not taking significant action to bring prices down. They did this purposely. Deceivers.

The correction/crash should have been done by now and have been much much deeper.

They’ve just allowed pent up demand to build with the low sales.

And going forward a million people can be expected here in the next 15 years along with countless temp immigrants.

And don’t forget Hong Kong. Not if the 500,000 return but when.

And I can tell you that Indians here are buying 2nd properties deep in the valley so their kids will have a place to live in 15 years.

But let’s start with the ‘Oracle is a pumper’. Lol

We know that your major concerns are devastating future (homelessness and sex slavery) and the livelihood of locals, mainly no-immigrants and white. Assuming you aren’t a pumper, it would be enlightening to learn what’s keeping you here and where all this empathy-altruism focusing on white locals did come from?

So worship NDP at all cost because Liberals will get back in blah blah blah. Not happening.

I will hold NDP to account for failure to deliver on election promises. Where is the renters rebate?

They won’t bring it in because it would out landlords who then would be identified as rental income tax payers. This would affect the lower end of the market.

But nope. So don’t buy their drivel.

There goes the retarded parrot with more fake news. There currently are no tariffs on Apple products. Apple is just getting ready for potential future tariffs.

But for Chinese companies yes they are paying 95% of the tariffs which is the same as China paying them. These are state run enterprises. Those that aren’t state run will move but in the mean time US companies have a large tax cut to make up for it. All part of Trumps plan to crush China.

City of Victoria pledges to offer free menstrual products in civic facilities this year

The City of Victoria will be the first municipality in B.C. to sign on to the “Period Promise,” offering menstrual products at no charge in a number of civic facilities.

Beginning this year, tampons and pads will be available in places such as City Hall, the Crystal Pool and public washrooms, the city announced.

“We know that not having access to menstrual products when you need them can be a risk to people’s health and socially isolating,” said Victoria Mayor Lisa Helps in a statement.

Real estate agents in Vancouver have noticed something unusual in the past few weeks. China as a “brand” is falling fast. It’s seems crazy for a country that wants to become a global economic powerhouse. The Western public has turned on China in a massive way. While people here have been posting stories for years, I’m seeing more and more in other contexts. And it’s all because of Trump and his tariffs. It has put the spotlight on China like never before. I wonder to what extent their leadership tracks this or if they are completely unaware or oblivious. Hard to imagine they don’t know which makes me think they’ll want a trade deal fast. Even if they ended up with the exact same deal China will walk away from all this as damaged goods. Future Presidents now know that you can tariff China without the economy or stock market unravelling.

New all time highs today on the S&P 500, the lowest unemployment ever and millions of manufacturing jobs returning to the US is no accident. Trump engineered this through his tax cuts, deregulation, trade deals and tariffs. That gave him leverage with the US being able easily absorb the tariffs. Trump is two steps ahead of everyone else.

Dave
Member
I’m not convinced Trump even wants a trade deal. He’s getting what he wants by not having a deal not only for the reasons you point out, but because the public is turning on China. I’d argue that was his biggest hurdle early on in this. But as time goes on, more and more people are seeing China for what it is and are leery of trading with them. What if Trump believes and has actually bought into Steve Bannon’s world view? I think if he did, his actions would look just like they do now. You hear a lot of commentators say that China will just wait Trump out for another couple years and deal with the next administration. Firstly, that’s a coin toss outcome. Secondly, in the meantime, manufacturers are moving to other countries to diversify. And finally,… Read more »

It’s pretty amazing to me to see how one person was able to shift Western public opinion so much. Go read any news article about China whether it be left to right media and look at the comment section. People know what’s going on in China now and they’re talking about it. You would not see that pre-2016. China as a brand is dying fast. I consider myself to be fairly well informed and I’ve turned on China too. I want nothing to do with their products such as Huawei and them to have nothing to do with our infrastructure because you can’t trust China. Look at how they treat their own citizens, you think they care about you? I don’t even want my iPhone made with any parts from China. As a consumer and an investor, I want less… Read more »

I suspect they can wait for a buyer providing that they can show that their asking price is reasonable. After all, if they sell for an unreasonably low price then the buyer who originally walked away can claim that the developer’s claim against them is unnecessarily high.

In other words, there’s no time constraint – only a price constraint.

China sounds alarm over bad-loan surge at small banks(Financial Times) China’s central auditing authority has sounded the alarm on a surge of bad debt at small banks around the country, raising the question of whether Beijing will continue to bail out struggling lenders or eventually allow some to go bankrupt. The National Audit Office said that some banks in Henan province in central China had recorded 40 per cent of their loan books as bad debt by the end of 2018, the first official disclosure in decades of such high rates of toxic assets. The province was home to 42 banks with non-performing loan rates that had “crossed the warning line” of 5 per cent, 12 banks with rates above 20 per cent, and “a few” with NPLs exceeding 40 per cent, according to the audit authority’s report. Uhh, fucked they are…

“An email to would-be border jumpers, uncovered during the investigation and translated from Chinese, instructed them to “smile” and “be natural” when walking through the park and to pretend to take pictures. “If someone questions, the answer is, (I’m) only tourist … not going to Canada,” it said.”

No English, no English…

Must be an Oracle sock puppet. Can’t be happening. These people won’t take up rental space…..

No one ever goes back if they find they won’t be able to return. How do you think the USA got into its situation?

“A major part of the scheme saw Chinese nationals fly to the United States on valid travel visas”

That says a lot right there, so I don’t have to.

Having valid US visa doesn’t mean they aren’t criminals illegally penetrating In Canada.

I agree, but it ought to. That was my point.

Yes, it says the chinese scumbags are using the US to get into Canada, just like they use Canada as a backdoor to dump their inferior steel into the US.

All of North America should ban all things chinese from entering our continent.

Ross Kay is saying the Feds home ownership loan has an effective rate of 10.3% …and that is over 3 X’s what a mortgage costs..it is a rip off

Also CMHC is a cash cow and submitted $4 Billion to Feds.

“Ross Kay is saying the Feds home ownership loan has an effective rate of 10.3%”

It’s not a loan, it’s an equity position where the Feds share the gains or the losses, whichever happens. He’s clearly assuming a healthy gain and that’s a fair return for an investor who may take losses.

He may mean that that’s the rate the gov is paying to borrow the money.. If so, I’d be curious how they came up with that number.

Ross Kay is a snake-oil salesman. I’m sure he pulled the number out of his ass.

Some people on this blog seem completely clueless about real estate and finance. It’s kind of bizarre.

I guess they’re only here for the China-bashing.

The comment section following the articles on the real estate bubble is interesting not only from an economics perspective, but also from an ethics perspective, because it exposes the degree to which the economy and morality can be so profoundly distorted.

The bubble will eventually burst, and some equilibrium will be restored in terms of valuations. However, the more disturbing and enduring sickness that dwells within the bulls and pumpers will still be there.

So sad, these are the people who cannot see the social damage this modern-day Tulip Mania has caused.
