What a disaster the NDP have been so far on housing. Could they have done worse if they tried?

The gap between income and rent in Greater Vancouver seems to be getting wider every day. Younger GVR buyers are already behind previous generations for wealth building. That is, they’re buying a home later, contributing to retirement plans later, and so on. As rents continue to rise faster than incomes, this sets them further behind. The growing gap consumes a greater percent of their wages, which comes out of consumption and diversifying investments. Both important factors that drive the local economy.

The NDP need to immediately:

1) Introduce a renters tax credit. This would out landlords not declaring rental income. And it would stop the frenzy for detached homes with suites. Declaring rental income would mean less child benefits, partial capital gains, higher marginal tax rate, etc.

2) Tax 3rd homes at 10% to stop hoarding.

3) They need to do it quickly so developers don’t stop building

OR…

1) immediately restrict foreign student intake to maximum 15% of any school.

2) Limit work permit after completion of education to 6 months. Right now it is open ended and no one leaves. Last year alone , 95,000 students from India came to Canada. If 50,000
Leave , rents would drop.

Went to Abby open houses after a few months.

For detached with suite, prices up $40,000 in last 3-4 months.

Houses that went for $750,00 are closer to $800,000 now.

Don’t know about strata.

Building lot prices the same as before. So no uptick there.

I do not find their number for Canada credible. 195.9 would mean that the price/rent has almost doubled since 2015. Yet the Teranet 25 is up 30% since 2015, and rents have gone up too. Vancouver by itself is up 44%.

The Visual Map seems to indicate that the housing bubble has taken hold in for the most part in relatively small residential real estate markets.

It could be that low interest rates which are almost worldwide would be a factor, but not the whole story.

Greed and fear, would be the main driver, but manipulation of these small markets is probably the catalyst. It would be interesting to see if the political operatives in these small population countries have much in common in the make-up of the Christy and Hillbilly Gang.
