When the Fast Ferries were being built, Hale-Bopp comet paid a visit. A group of California spiritualists thought they could catch a fast ride to the outer solar system. But we have the BC fast ferry fiasco to inform us that the H-B comet wasn’t, or could not be, a shortcut for enterprising souls.

So the mothballed boats serve as a reminder wherever they go, that there may be shortcuts to travel, on Earth as it is in Heaven.

You can’t just assume they paid 100% cash for that $1.1Mil in 2010.
More like, that buyer put down 20% down and saw his down payment increase 30%/yr in the last 9 years in a row.

The math is complicated…

25% down would be 290k borrow the balance of 870K at average 5%… after 9 years owes 642K on the mortgage and has made 540K in payments. Not including property tax and maintenance…..

But YES, the leverage worked awesome. His 290K would have grown to 1.6M

290K invested in SP 500 during that time would have grown to 845K

Factoring in mrtgage payment of 5k a month and property tax and maintenance probably brings it closer to SP return assuming rent and invest the excess.

Biggest issue for most people is the discipline to invest the extra money….

So I decided to apply some math to this scenario to see to see how it would work out vs SP 500.

Assuming 25% down and an average mortgage rate over the 25 years of 7.5% (this is probably low) the Homeowner would have paid 658,000 for the mortgage plus his 100,000 down payment for a total cost of 758,000 (this is not including any maintenance, property tax, or other ownership costs). 4,050,000 – 758,000 = 3,292,000

100,000 invested in SP in 1988 is worth 2,350,000 today.

LEVERAGED up, realestate wins…. as long as you are in the right place at the right time….

No. Rent is a sunk cost same way mortgage interest is. The portion of mortgage that is paid off is reflected in the declining loan balance. To get a better picture you would also have to add property tax and maintenance costs.

I guess you can also factor reinvesting the savings from rent as opposed to mortgage and associated ownership costs but I doubt the average person has that kind of discipline…

In NO WAY am I saying that ownership over THAT period of time was a bad idea. Just isn’t as simple as many want to believe.

Absolutely…. leverage works with everything. Carry costs on to the SP would be much less too.

Mortgage, property tax, maintenance, upgrades etc… are all costs that people ignore in the equation as well. They always say the renting is throwing away money…. That said, when you can rent for less than the TURE cost of ownership and invest the difference the equation changes…

The biggest problem is that people think that there is no risk in home ownership and it is always better than renting. Sometimes it is, sometimes it isn’t.

Real increase: About 200,000 NEW students in came in for the year. About 120,000 of the original count got PR so not counted. So to grow to 572,000 means another 200,000 came.

But,

Many of their parents come on 10 year visas.

Students who’s studies expire get an open ended work permit. In other words no one leaves.

Makes perfect sense why rents have exploded in the valley and set off FOMO.
