There is somewhere around a 0% chance that even the original 3000 unit plan would have ever been approved by the City, let alone this 6000 unit plan with 50+ story towers.

This parcel is awkward and small. If this had to go through Rezoning, UDP and City you might end up with 500 units spread over a few short mid rise building, none of which would exceed height of bridge.

I would go as far to say that it would take longer to come to agreement on rezoning and final build form with CoV, than it will to build what the Squamish are proposing right now.

The Squamish nation has made more progress with 1 vacant lot under a bridge than the NDP with 100s of similar lots to work with across Metro Vancouver. Why can’t the NDP partner with developers, put up the land and then split the revenue on rents with the big benefit being more rental housing stock. Instead they make a few temporary homes out of shipping containers. Same goes for the City of Vancouver. A bunch left wingers way over their head.

The Kits Squamish lands are a restored reserve of the Squamish Nation and as such development is not subject to city bylaws, like development on other reserves in metro Vancouver.

The Jericho lands are being jointly developed by 3 local first nations and Canada Lands, are not a reserve, and are subject to city bylaws.
