“Han nationalism” is Chinese racism. Nothing good ever happens when a militant state uses racism to justify its rule over others. That is exactly what #China is doing now.

Planned Squamish Nation development near Kits doubles in size

https://www.citynews1130.com/2019/11/05/kits-squamish-development/

The Squamish Nation will prove what many have been saying for over a decade – the single largest reason for the housing mess is the incoherent and overbearing amount of regulation present in our housing market.

You want more units? Don’t create additional layers of regulation, year after year, after year expecting more expedient and cost effective housing options.

Bravo to the Squamish people. Time to show the bureaucrats whats possible without miles of red tape in the way.

It’s empty land near the water and downtown. Of course it is going to be turned I to high density. just like expo lands, Olympic village, coal harbour, etc. And all those are zoned by the city.
So your point doesn’t fit the facts.

Burt
Guest

There is somewhere around a 0% chance that even the original 3000 unit plan would have ever been approved by the City, let alone this 6000 unit plan with 50+ story towers.

This parcel is awkward and small. If this had to go through Rezoning, UDP and City you might end up with 500 units spread over a few short mid rise building, none of which would exceed height of bridge.

I would go as far to say that it would take longer to come to agreement on rezoning and final build form with CoV, than it will to build what the Squamish are proposing right now.

Simple Solution
Member
Simple Solution

So you think this could happen if it was subject to approval by the city?

How many decades would it take the city to approve this kind of density?

For reference:

Coal Harbour is about 50 Acres it has 2300 units…. the squamish nation development will be 6000 homes on 11 acres

Tis would NEVER happen if it needed city approval.

The original Athletes Village at Olympic village was 1100 units on 16 acres….

Metro Vancouver First Nations ‘buying their own land back’: Thousands more housing units ready to break ground

“First Nations have first right of refusal when the provincial or federal government disposes of land and they are actively making those deals,” said Indigenous planner Ginger Gosnell-Myers, formerly with the City of Vancouver.

“The nations are going to buy everything, they are buying their own land back and they will develop it so that they have income security,” she said.

Unfortunately when they buy land it is subject to the same city zoning and red tape. They just get the land at a slight discount.

Addition of Lands to Reserves and Reserve Creation Act This new legislation, which came into force on August 27, 2019 facilitates the setting apart of reserve land for the use and benefit of First Nations and the addition of land to reserves. New legislation All First Nations will have access to the same procedural tools currently available in Manitoba, Saskatchewan and Alberta. All Additions to Reserve will be approved by Ministerial Order rather than by Governor in Council. All First Nations will have the option to designate or zone the land prior to transfer and facilitate the transfer of third-party interests, through the issuance of leases or permits, prior to the lands being added. This will increase viable economic development opportunities in First Nations communities. A new federal law allows First Nations to add lands to their reserve to advance reconciliation and create economic opportunities.

Not sure how that works exactly…. will try to look into it

In any case 6,000 new units at the foot of the Burrard St bridge is huge. At least half will be rentals.

step 1. Openly allow the commodification of real-estate making it impossible to afford for your average Canadian.
step 2. Kick the poorest out the bottom of the property ladder onto the street.
step 3. Evict them from their shantytowns and RV’s.

All levels of Canadian government, keep up the good work! I like what I’m seeing out there. Next I recommend making it illegal to be poor/homeless. That way you can just round up 90% of the population and put them in work camps, and have them work for free!

Don’t let the fake news and housing pumper brothers, aka YVR and Oracle fool you. 1) Rents are not up 25% since the election 2) Prices are down YOY in all categories. 3) the BC liberals would not make things better for housing. 4) Mansions are still coming down the fastest in price. 5) NDP Foreign Buyer’s Tax is working, since all foreign activity appears to have moved elsewhere. 6) ICBC has nothing to do with housing, but the Pumpers and Fake News brothers will want to distract you with ICBC stories instead of real estate facts which continue to show downwards or balanced market conditions. 7) Ross Kay has stated today, that Nov shows some of the lowest listings rates across Canada, which in his interpretation means less sales in the future. Nice of you to offer your opinion but like to deal with facts. 1) CMHC data shows rents up 16% over 2 years. Next data out in a month and they are forecast to rise by another 7%. I bet we will be close to 25% since the election. A disaster for renters no matter what the next CMHC report says. 2) Greater Vancouver Housing HPI: April 2017 $966,400, September 2019 $990,600, October 2019 $992,900. Prices are higher now than at the election in 2017 and higher today than September. Are we supposed to be happy about that? 3) Back when the Liberals were in power things were better if you like lower rents and lower housing prices. 4) Yes mansions are coming down in price and I am sure HAM loves it. If the NDPs hallmark achievement on housing is keeping the BC Liberals housing policy in place then I don’t know what to say. I guess it is better than the NDPs own policies they brought in like legitimization of Airbnb, shipping containers for homes and exempting credit unions from B20 .

Haha NO. The Liberals did absolutely NOTHING to fix systemic issues of money laundering, unaffordable housing, and ICBC aka. the flaming trash-fire. But “doing nothing” as you call it produced a better result. Cheaper rents and cheaper housing prices for everything but mansions. Add in cheaper ICBC, cheaper gas and less taxes. Home sales surged in Vancouver area in October

The board says there were 2,858 sales for the month, up from 1,966 sales a year ago, to come in 9.8 per cent above the 10-year sales average for October.

Anyone know when the NDP is going to start on those 120,000 affordable homes? What a bunch of flunkies. 9.8 per cent above the 10-year sales average for October and rents up 25% since the election with sub 1% vacancy. “cant wait to see what they do with the Jericho lands”

The Kits Squamish lands are a restored reserve of the Squamish Nation and as such development is not subject to city bylaws, like development on other reserves in metro Vancouver.

The Jericho lands are being jointly developed by 3 local first nations and Canada Lands, are not a reserve, and are subject to city bylaws.

Well actually they have not “done” anything yet. It’s just a bunch of hot air. My guess is they never will do anything with this property but will continue to use it as a bargaining chip for other stuff they want. They have had years (decades really) to “do something” with it and they have done squat.

YVR
Guest
YVR

“It’s just a bunch of hot air.”

Which is way ahead of the NDP who have not even gotten to this point after 3 years. The Squamish nation has made more progress with 1 vacant lot under a bridge than the NDP with 100s of similar lots to work with across Metro Vancouver. Why can’t the NDP partner with developers, put up the land and then split the revenue on rents with the big benefit being more rental housing stock. Instead they make a few temporary homes out of shipping containers. Same goes for the City of Vancouver. A bunch left wingers way over their head.

YVR
Guest

Refreshing to see something actually getting done the City of Vancouver cannot delay, control and ruin with some left wing agenda. There is a bunch more native land to get developed after this. Maybe it will be the natives that finally fix the massive supply problem by actually building something.
