How bad is this stat comparing to the last year?

Shut It Down Already (original)

Pretty fucking bad if you’d predicted inventory over 20K by next week?

YVR

Even worse if you own a townhouse which has gone down $60,000 over the last year.

Shut It Down Already (original)

It clearly brings you great comfort to construct alternate realities for yourself around all manner of topics. Is must be a coping strategy. Whatever helps you make it though the day, I suppose. I sincerely wish you a speedy recovery.

But how much do you think you lost by sitting on the sidelines during this decade’s unprecedented growth? Easily hundreds of thousands, and all because you can’t and could never do a straightforward buy vs rent calculation. LOL.

YVR

I wasn’t sitting on the sidelines. I made lots of money from RE and then reinvested and then made even more including over the last year.

But, you are have lost $60,000 over the last year. Sucks when everything you have is in a dumpy townhouse that is going down in value.

Shut It Down Already (original)

LOL, your $2K investment in a REIT doesn’t count.

YVR

Of course it counts. REITs are up double digits over the last year. On the other hand your leveraged property is down double digits. Someone with only a $2000 REIT did a lot better than you.

Shut It Down Already (original)

Your enormous weed stock losses more than offset the dozens of future-taxable dollars you gained with that tiny REIT position in your RRSP.

Making stuff up sure is fun, isn’t it?

‘Air tax’ above shops driving companies out of business: B.C. Liberals

https://www.citynews1130.com/2019/10/23/air-tax-above-buildings-driving-companies-out-of-business-b-c-liberals/

Simple Solution

That is a cool spin they put on it… how about “taxing property for highest and best use increases costs which potentially decreases land value”

Ultimately that is all the BC Libs give a F about…. keeping prices as high as possible

YVR

“taxing property for highest and best use increases costs which potentially decreases land value”

Can you show an example of land being zoned for best use which increases the property tax that resulted in a decrease in land value? Of course you can’t because it has never happened. Commercial property taxes in Vancouver are 1% of land value. A rounding error for the property owner compared to the land value. But a huge expense for the business that leases the property and pays the taxes as part of the lease.

Simple Solution

yes… right up until the business doesnt lease it and the owner is stuck footing the property tax bill. So no rental income and 1% carry cost is a rounding error??? Ok, lets go with that….

All land should be taxed highest and best use. That would get rid of all those ridiculous ‘community gardens’ as well as incentivize landowners to fully develop their property instead of just holding it. And while they are at it, AirBnb providers should also be taxed at the commercial rate – you think that may incentivize people to either sell or long term rent their condos? Or homeowners to rent their suites long term? Or is 1% a rounding error there too?

This is why the democrats are trying a hail mary pass in the form of impeachment.

They’re desperately throwing out smokescreens, they know a lot of them are about to go on trial and eventually to prison for their failed coup attempt.

Shut It Down Already (original)

Dummy, they’re following a process enshrined in the Constitution (remember that?) after a whistleblower’s report was corroborated by multiple testimonies and the White House’s own transcript. That’s setting aside the 10 counts of obstruction. The challenge he now faces is whether or not he can keep his mouth shut as opposed to further incriminating himself. Odds aren’t exactly looking awesome on that front, are they? Witness intimidation is second nature for some, I suppose.

Clinton maintained an approval rating over 60% throughout his impeachment, whereas Trump has not even once achieved that level of support during his entire presidency. Sad!

What do you figure you are losing every month in equity?

Shut It Down Already (original)

I thought I told you to pay attention, fuckwit?

YVR

I touched a sore spot with Sida. Thee dumpy townhouse is losing equity and he is underwater. Don’t worry Sida you can work a few extra barista shifts to make up for it every week. Remember you always will have that gender studies degree and the barista career. Who cares the dumpy townhouse is plummeting in value.

Shut It Down Already (original)

And you’re expecting a bite from these tiresome fishing expeditions, are you?

But while you’re here why not show us all how much of a genius you are by retrieving the post where I stated quite clearly what my real estate exposure was? I’m sure it’ll take a smart guy like you no time at all.

YVR

Expecting you to bite? You just did. Your sad pathetic life is spent trolling this blog. You can’t help yourself.

Back on topic. Townhouses are down $59,200 on average over the last year. You are losing about $5k per month. LOL!

https://www.rebgv.org/market-watch/MLS-HPI-home-price-comparison.hpi.greater_vancouver.townhouse.2018-9-1.html

Shut It Down Already (original)

You think each individual property’s price moves in lockstep with its respective benchmark?

You’re actually dumber than I thought.

Oh wait – this was “bait” as opposed to you being a clueless moron who confuses his confidence with intelligence, I’m guessing? Yes, of course it was. Silly me.

YVR

How much has your gone down then? $5k per month is the average. Maybe yours went down more. I would expect the dumpy ones to go down more. Am I right? Yours went down more than $5K per month.

At least you know what to look forward to. Monthly losses of thousands in equity. No wonder you are so bitter.

Shut It Down Already (original)

Must you continue to embarrass yourself like this? I’m starting to feel sorry for you.

YVR

The loses are really weighing on you. You have lost $1250 in the last week. How many barista shifts did you have to work to make that up? That would be more than 10 shifts for you. Doesn’t look like your path to riches is working out.

You have it wrong YVR. The cons seem to attract the same types as the hillbillies as the BC Liberals, and evolution is simply not on their side.

YVR

The only major party that increased seats and total votes was the Conservatives and yes they won the popular vote. The BC Liberals also won the most seats and the popular vote in the last election. Maybe you don’t understand evolution?

YVR

Also, Look across Canada and who has won all the provincial elections? Not lefties.

Shut It Down Already (original)

Note that the only party that stood on an explicit platform of reducing immigration did rather poorly.

Selective Memory

A shame Bernier lost his seat. I hoped he would remain a thorn in the side of Scheer.

Selective Memory

YVR: “who has won all the provincial elections?”

And was that helpful federally?

Despite lying low, Doug Ford lost the Conservatives the election. Jason Kenney was impotent campaigning for the Cons in Ontario.

BQ are the clear winners. Greens increased their seat count by 50%, and almost doubled their share of the popular vote. — maybe not everything they hoped for but a big bump.

Dave

That’s in an election where climate became one of the bigger issues. The Liberals will come up with some type of climate plan and that will put the issue to bed. Some of their vote was a Trudeau protest. But with black face and SNC behind him, he’s starts with a clean slate. I bet the Greens can’t beat this result.

Selective Memory

SNC is hardly behind him. Jody Wilson Raybould is back in the house, and Trudeau no longer has a majority to block a deeper probe. And SNC still wants that deferred prosecution agreement, no matter what the ethics commissioner says. Do you think Trudeau will hold out on them, or will his new justice minister roll over, and how’s that going to look? He’s just as mired in pipeline vs environment as ever, with less and less to show for it — spending billions to mollify provinces that won’t elect a single Liberal, and alienating provinces he needs like Quebec and BC. He’s lost trust on the climate issue, and would have to flip-flop big-time to roll that back. Vote-split fear-mongering still worked to an extent, again, but much less so than in the last election, without the Harper bogeyman.… Read more »

patriotz

“Blanchet said that Trudeau was right, that the 3,400 SNC-Lavalin employees in Quebec need to be protected and that if federal parties ignored how the decision would impact workers, Quebec would lose an important company. ”

Now take a look at the seat counts.

Selective Memory

BQ + Liberals = majority, true enough, so maybe no inquiry.

But the deferred prosecution agreement is a nasty dilemma. If a new Liberal justice minister grants a DPA the optics will be incredibly bad outside of Quebec and the SNC scandal gets a new lease on life. If they deny the DPA, the BQ may be pissed off enough to help the other parties launch an inquiry after all.

Incidentally, I was pleased to learn from reading the conflict of interest report that Jody Wilson-Raybould did not support putting the DPA legislation in the omnibus bill, thought the consultations were inadequate, and refused to take the lead on introducing the DPA legislation. That was a missing piece in the discussion around her integrity — obscured by the cabinet confidentiality smokescreen. Learning those details cemented my vote for her.

Best place on meth

The Greens 6.5% of the vote would get them 22 seats in a PR system, not 3 seats like they just got in this crap British system.

Pathetic.

YVR

Only a complete tool goes around checking grammar on a blog. And only a moron does it after being told it is bait. A tool and a moron. Your biggest accomplishment.

Shut It Down Already (original)

Right, every fuck up you make is actually bait and not the result of you being a dumbfuck. Got it.

Laughable.

Werner Stein

The cons received 34.4 percent of the popular vote which means 65.6 percent of the people who cast their ballots recognized them as what they are……neanderthals

YVR

Let me fix that for you. The cons received 34.4 percent of the popular vote which means…they received more votes than any other party. With a different leader it would have been a landslide. Sheer is a dud and they still got more votes than the incumbent.

Selective Memory

Too bad you need 39% for a fake majority. Maybe next time.

patriotz

“With a different leader it would have been a landslide. ”

Well maybe not a landslide, but I fully agree a different leader could have done a lot better. The logical choice would have been a moderate from the GTA, where the Cons (or anyone else) must do well to win. The problem is that the Conservative membership, who elect the leader, aren’t too big on being logical.

YVR

No, the problem is the system that allows candidates to sign up new members with a promise on a particular issue. Scheer promised the dairy farmers to keep the quota system which Mad Max said he would abolish. He signed up thousands of non conservative dairy farmers who got him the leadership on the first ballot narrowly beating Mad Max. The same reason the NDP ended up with Jagmeet. They signed up a bunch of East Indians to get him the vote. What we as Canadians ended up with is two bad candidates.

Selective Memory

It’s a big problem with these democratic systems — the wrong sort of people end up voting.

BTW, Scheer won in the 13th round, not the first.
