Sometimes the quest for knowledge can lead one to unexpected and surprising destinations.

I came across this blog in search of information that could help me understand the real estate bubble. To my astonishment, instead of a lesson in Economics and Finance, I am learning a great deal about human behavior and emotions.

One of my observations is the emotional instability of the bulls. They seem to be so erratic, belligerent, with a defensive stand, ready to pounce into battle, as if on guard to defend their very existence.

This is disturbing because things have gone their way for quite some time, as I indicated before they have been given a lotto ticket, but they remain in a perpetual state of negativity.

The danger I mostly fear, is how badly and disruptive their behaviour will be when the unwinding takes place.

It’s mostly BS. They estimate 80,000 people die in the US from the flu per year, that’s over 200 a day. So far, this one has killed zero.

People don’t buy houses in another country to escape the flu.

There seems to be a big disconnect between the severity reported by the Chinese and their extreme actions in locking down cities.

Either they are lying about the severity or over reacting to save face or something. Who knows.

But the point is we can’t taken anything they say at face value.

So far cases in nonchinese hospitals have been non lethal or mild as far as I know.

The death rate is about 0.1% from flu but from corona it’s 3% so far and rising. For SARS it peaked at 10% but the virus petered out fairly quickly. Will this one?

For the last year that had statistics available there were 35M cases and 34K deaths from flu in the US.

That’s the difference, a death rate 30 times higher.

I just found a listing that has this exact same problem:

1077 Jefferson Avenue, West Vancouver.

BC Assessment says built 1956, the listing claims 2005 because it was completely rebuilt in 2005.

Even if you take a down to the studs, as long as you haven’t rebuilt everything including foundation I think the RE industry should require the agent list the actual date as 1956.

(This home does look really good and I doubt anyone would question the 2005 build date.)

The YOY pricing trend continues to be downwards, however, I notice that the COV data shows a lot of sales above 2019 assessments, which suggests that MOM pricing is continuing to hold steady or even rise slightly. At the least, it looks like if the current trend continues, by Jul 2020 when they compile 2020 assessments they will find assessments have gone up, which is not something we want to see. What’s worse, I counted 14 houses in COV selling above $2M, and 13 out of the 14 sold above assessed value. I see no reason for Steve Saretsky to lie. I listened to this vblog, and if he says his client was outbid twice in multiple offer single bedroom condos I think he’s telling the truth.

Steve’s entire model is to build brand recognition by speaking the truth whether good or bad about the market. He looks at the long term and thinks that being frank and honest will earn him more clients (both buyers and sellers), and has built a strong reputation as a result. In a recent vblog, he indicated he’s broken the top 1% of realtors in Vancouver for 2019, so his branding is working.

I see zero reason for him to break the trust that has helped him build a successful business, and I think your ego is getting the better of you.
