Some comments.
- The sell-list has fallen four weeks in a row
- With 307 listings tomorrow, we will have the highest listing week yet
- The 538 today for listings is the biggest we have seen in 2010. I think this is bigger than anything we have seen before in 2009 or 2008 either, but I can't confirm that.
- The only other time we surpassed 500 was the week after Easter--so there were likely some pent-up listings there from the 4 days off.

Looks like we're on track for about 3500 sales in May, for an MOI around 5.25. This still puts us on track for YOY price declines in the late summer assuming June sales falter like they did in 2008. It looks like prices won't fall as precipitously as they did in 2008. Remember, though, that in 2008, Vancouver prices fell faster than any other market in North America. Falling short of the same feat again is by no means bullish.
Why would June sales falter? I think it's as simple as a dearth of FTBs and investors buying the vacated move-up inventory that invariably comes on-line this time of year.

Here are May sales for REBGV from their monthly reports, including attached, detached, and apartments:

2009 3524With 15/20 working days behind us in May 2010, we are on pace to have about 3256 sales. I get this number using Paulb’s daily reports. Note that a) his updates don’t always capture the day’s *final* totals as extras sometime sneak in after he logs off for the day. b) he includes land and multiunit in his counts, so a bit broader scope than the REBGV monthly reports.
That said, it looks like we will be about the 3rd worst May in the last 10 years. No cliff-diving here, but this is not a strong May for sales.

Agree that sales are neither weak nor strong. I expect Realtors are starting to feel it more than we as consumers perceive: the "Realtor to Sales Ratio" is likely sky high (more Realtors, lots of listings, tepid sales).
