Anybody buy in this gem of a project?
"Rennie says it may take two years to sell out, but since I'm a reporter and therefore have a greater knowledge of the market and a less negatively biased viewpoint than the self proclaimed 'condo king' I'm going to make my best guess hack estimate and portray it as if it's a well researched opinion."
can anyone tell me why the olympic village condos dont appear on the mls?
Because they're advertised en-masse, everyone's aware of them so why should they pay the money to post them on MLS as well?
ah, i see. ive heard no news about the village since the open house last month. what are sales like?
The OV is now open to traffic, go take a drive around the village.
It is very cool looking, yet has a weird vibe to it. The streets are small and narrow, no street parking, and the spaces between the buildings don't really inspire me to walk around. The waterfront park, and park beside are nice touches, and the red barn is completely empty.
It's a nice quick rollerblade / bike ride. The only bit that wasn't deserted when i went last sunday was the seawall.
Still lots of land too - there's a big empty lot between the western end of the OV and the cambie st. bridge. And of course the rest of the false creek flats area. I dont know how the "running out of land" argument ever got sold.
This is likely going to format like crap, but here is a spreadsheet of the units currently for sale at 181 W1st.

From the cbc.ca piece today:
"The 473 remaining units went on the market in May and 36 have been sold so far, according to Bob Rennie, a Vancouver condominium marketer"
Somebody remind us of how many Rennie said they'd sold after that first weekend. Not a lot less than 36, if I remember correctly. How many have they sold through the rest of this first month??
Found the Vancouver Sun piece from 17 May:
"Bob Rennie, president of Rennie Marketing Systems, confirmed he made 36 sales in the two days, about double the number anticipated.
This implies No sales in the 5 weeks since then.
Actually, minus 11 sales if these guys sue successfully.
Here is an update from my OV MLS listings that I posted in June. This is for 181 W1st. 18 listings now; 12 in June.

$533,000 for under 600 square feet? and a maintenance fee of $363?
Seems pretty crazy, for that kind of money they could have given you some kitchen counter space to work on and not shoved the stove in a corner.
Whoa. Is that kitchen in a condo or in a RV? I wonder how else they save space, is the toilet in the shower stall?
I can't tell if the ceilings are high, or if everything has just been shrunk 30%, making the ceilings *appear* high...
Looks like one of those units you can buy for your toddler from Toys R Us. Does it come with toy fruits and vegetables as well?
That's the most rediculous kitchen I've ever seen in a "high end" condo. Kitchens are what most women make their buying decision on even if they don't ever set foot in the place. I'm usually the one cooking but there's no way any wife or girlfriend would get excited about that thing.
Preposterous!
wow. How do you work the left side of that stove? Can you even fit a full size pan on that side?
Well, i guess buyers will only need the right burner for their mac n cheese (the no name brand at that!)
Only the right two burners are really usable, for $533,000 I'd also expect at least a "sink and a half". You have absolutely no elbow room to cook or to wash any dishes....i'm sorry but this is just REALLY poor design (in my opinion).
Vangrl, you're missing the point entirely.
These suites were never meant to be, "lived in", that's such a quaint concept.
They're INVESTMENTS. I never saw anyone complain that their gold bars lacked adequate kitchen prep space, why should you care about your other investments?
It's like a half million dollar VW Westphalia camper van, seriously, I've got the same sink and stovetop in my freaking camper. Almost as much countertop and storage space as well.
